Please review the WHITE RIVER HOUSE Terms & Conditions (house rules and disclosures) below before booking. The booking guest must review and sign them at least 4 days prior to check-in via a link sent through the platform you booked on. Once signed, the door code and check-in instructions will arrive at 10am the morning your stay begins. Failure to read these in advance of booking & sharing them with your group, will not result in a refund. Failure to follow these rules may result in cancellation of your reservation during your stay. These rules exist for the everyone’s safety and protection and sadly... many of these are a result of past experiences.
GUESTS AND GATHERINGS:
Guests: Only the number of guests listed on your reservation may be on the property - regardless if they are sleeping there or not. The booking guest must be one of the guests staying, unless prior written approval is given before booking. Unauthorized guests on property are $50 per person and may result in cancellation without refund without prior approval. Our permit with the city is EXTREMELY STRICT. Even something as simple as having company over for dinner is in breach of contract so please check with us first!
Gatherings: As noted in the listing, this home is strictly for accommodations only— no gatherings - even low key get togethers, are not permitted.
HOT TUB RULES:
A maximum of 4 people may use the hot tub at one time.
Do not sit or stand on the edges or lid of the hot tub.
No glass is allowed in or near the hot tub area.
The hot tub temperature is set around 100°F and must not be adjusted any lower (even in the summer).
The area around the hot tub may be slippery when wet. Please use caution at all times.
Guests are asked to shower before entering the hot tub.
Limit use to no more than 20 minutes at a time.
Hot tub use is not recommended for children under 5. All children must be supervised at all times and may not be left unattended, even briefly.
Pregnant guests should consult a physician before using the hot tub.
Do not use the hot tub while under the influence of alcohol or drugs.
If your skin reacts to the water (itchy/rash, etc), exit the hot tub immediately and notify the host. You may be allergic to the chemicals and/or chemical balance may be off even after being weekly serviced every Monday.
No pets are allowed in the hot tub at any time.
Do not add chemicals or alter hot tub settings.
Please close the hot tub cover after each use.
The hot tub may occasionally be unavailable due to safety, maintenance, or repair needs. In these extremely rare cases, a $100 refund will be issued for the inconvenience when the issue is not the result of current guest. Guests acknowledge that hot tub availability cannot be guaranteed and should not book the property solely for this amenity.
KITCHEN / LAUNDRY / BATHROOMS
No deep frying or heavy oil cooking on the stove. Hot cooking oil fires are extremely dangerous. In case of a grease fire, use the fire blanket or the fire extinguisher (under the sink)—never use water.
Grease: Do not pour grease or any food down any drains. Pour it into a disposable metal container (such as an empty soda can) for hot grease, place it in the freezer to solidify, then dispose of it in the trash.
Washer & dryer: You’re welcome to use them; detergent and dryer sheets are provided. Please do not wash bulky items (large blankets, shoes, etc.). Do not leave the dryer running while you are away, as this is a leading cause of house fires. The washer and dryer are located through the garage.
Toilet: Toilet paper only. Feminine products or other items may clog pipes, and guests are responsible for plumbing costs if this rule is violated.
GENERAL RULES & IMPORTANT NOTES
Quiet hours: 10:00 PM–7:00 AM. Please make sure to bring any activity inside by 10pm. We do have a local noise ordinance that the neighbors are very aware of!
Dogs: Up to 2 dogs are welcome only if they are included in your reservation (please double-check this and adjust if you forgot!) Pups must be kept off all furniture and cleaned up after at all times—please bring poop bags. Any pet waste left on the property will result in a $50 fee. Make sure to walk the yard to ensure every bit is picked up. Guests are fully responsible for any damage caused by pets. Dogs may not be bathed in the tub or shower. Unauthorized pets of any kind (including dogs not listed on the reservation, cats, or other animals) will incur a $200 fee per pet.
Pet Fee: The pet fee is $20 per dog per night (which can be negotiated for stays longer than 7 nights so please contact us). Note that the pet fee MAY NOT BE COLLECTED through the booking channel as it depends on which channel you booked on. If it is not, you will see a separate charge from Habitude Stays on your CC or collected separately through the booking channel.
Children: Minors are the responsibility of the booking guest. Furniture and TVs, etc. are not anchored, and climbing may result in injury.
Damage: The booking guest is responsible for any damage to the home or its contents. Please treat the space with care.
Smoking: No smoking anywhere on the property, including the yard.
Trash is located in the alley behind the house. Please make sure the lid to the trash can is closed. The code to the back gate is 1973. Please make sure the gate is always locked when not using it.
Fire Pit, BBQ Grill, & Electric Fireplace: Use responsibly and never leave unattended. After the BBQ has cooled, be sure to clean out the grease collector under the grill, make sure the propane is off, and replace the grill cover. Please remember that cleaning the grill is the guests responsibility. This amenity involves extra time to clean and our cleaner often doesn't have time to do during short turns (and is not paid for these). Also make sure the propane is off at the firepit.
Temperature Control: The thermostat is on the wall next to the kitchen. The temperature must not be turned down lower than 68 degrees in the summer as it can freeze the HVAC unit and make it unusable.
Lights, Doors, & Windows: Please turn off all lights and close windows when leaving. Remember that there are several exterior doors in the house and it is the guest's responsibility to make sure they are locked securely.
Security camera: One exterior security camera is located above the entry door, and another is located on the back porch for safety. No cameras are inside or facing interior spaces.
Winter conditions: Sidewalks and walkways, may be icy in winter. Please use caution.
Regular service providers: You may see some of our regular service providers on property - including the backyard. (Pest control, lawn care, weekly hot tub servicing, etc.). These providers do not notify us when they will be doing services as it depends on their route and weather. They must have access to the exterior of the property. They will NEVER go inside unless we notify the guest first. For this reason, always make sure any dogs are inside when their humans are!
Pack 'n Play: Guest is responsible for using this correctly and according to manufacturer instructions. Use at your own risk.
Sidewalks/Stairs: Guest acknowledges that although the property is one level, there are a few small very uneven steps up to the front/back porch with no handrail and a few uneven points in the floor inside the house . Guests must take care and look where they are walking when on property.
Fence: The backyard is completely fenced and private. There is a back gate that is locked. If you would like unlock it, the code is 1973 but please make sure it is locked after use. The guest is responsible for making sure it is securely closed before they allow kids/dogs out.
Basement access: We keep the basement locked off as it's not a finished space to enjoy. If there are tornado watches/warnings during your stay, please contact us immediately so we can get you the code for the door so you can use it for shelter.
Deliveries: Package delivery (Amazon, etc.) is not guaranteed. Items may be lost, stolen, or misdelivered. We recommend bringing essentials or purchasing locally.
Issues during your stay: If anything comes up—such as a missed cleaning detail or a maintenance issue—please notify us immediately so we can address it during your stay. A 5-star experience truly means the world to us.
Emergency access: In the event of an emergency or urgent repair that could affect safety or prevent property damage, guests must allow access to the property. We will make every reasonable effort to provide advance notice when possible.
Left Items: We are not responsible for personal items left behind. If items are found and returned, a $50 handling fee plus shipping will be charged. Please double-check the space before checking out.
Guest acknowledges that just like any accommodation, neighborhood activity is outside host control. Only conditions within the property are host-controlled. It is the guest’s responsibility to read about the neighborhood in the listing and do their own research. Refunds will not be provided based on personal preferences or perceptions of the surrounding neighborhood
Guest understands that this home and its furnishings are not brand new and may show normal signs of wear and tear. This is completely typical of a well-loved, professionally maintained home. We work hard to keep all amenities, appliances, and furnishings in good working order. Occasionally, due to back-to-back reservations or replacement item availability, certain non-urgent items may not be addressed immediately. We appreciate your understanding!
Guest acknowledges that they have reviewed the cancellation policy and understand it will be strictly followed. Travel insurance is strongly recommended to cover unexpected events such as illness, weather, or travel disruptions.
Outdoor areas such as patios and decks are cleaned after each stay. Because these spaces are exposed to the elements, guests may notice dust, leaves, or debris that can occur naturally between cleanings.
