Please review the CABIN FEVER Terms & Conditions (house rules and disclosures) below before booking. The booking guest must review and sign them at least 4 days prior to check-in via a link sent through the platform you booked on. Once signed, the door code and check-in instructions will arrive at 10am the morning your stay begins. Failure to read these in advance of booking & sharing them with your group, will not result in a refund. Failure to follow these rules may result in cancellation of your reservation during your stay. These rules exist for the everyone’s safety and protection and sadly... many of these are a result of past experiences.
GUESTS AND GATHERINGS:
Guests: Only the number of guests listed on your reservation may be on the property - regardless if they are sleeping there or not. The booking guest must be one of the guests staying, unless prior written approval is given before booking. Infants are considered guests and need to be included in the guest count, regardless of how the booking platform defines them. (for example, 2 adults and 1 infant would be considered 3 guests).
Gatherings: As noted in the listing, this home is strictly for accommodations only—not gatherings. This includes casual gatherings like having people over to get ready for a wedding, a casual dinner with friends, etc. Unauthorized guests on property are $50 per person and may result in cancellation without refund without prior approval. Our permit with the county is EXTREMELY STRICT.
HOT TUB RULES:
The hot tub is locked. If you would like to use it, please message us after you arrive for the combo! By receiving the code, all guests on property agree to follow the following rules:
A maximum of 4 people may use the hot tub at one time.
Do not sit or stand on the edges or lid of the hot tub.
No glass is allowed in or near the hot tub area.
The hot tub temperature is set around 100°F and must not be adjusted any lower (even in the summer).
The area around the hot tub may be slippery when wet. Please use caution at all times.
Guests are asked to shower before entering the hot tub.
Limit use to no more than 20 minutes at a time.
Hot tub use is not recommended for children under 5. All children must be supervised at all times and may not be left unattended, even briefly.
Pregnant guests should consult a physician before using the hot tub.
Do not use the hot tub while under the influence of alcohol or drugs.
No pets are allowed in the hot tub at any time.
Do not add chemicals or alter hot tub settings.
If your skin reacts to the water (itchy/rash, etc), exit the hot tub immediately and notify the host. You may be allergic to the chemicals and/or chemical balance may be off even after being weekly serviced every Monday.
Please close and lock the hot tub cover after each use.
This hot tub is not hardwired. Make sure that the tub never gets unplugged and make sure that water does not get splashed, etc. near the outlet and extension cord.
The hot tub may occasionally be unavailable due to safety, maintenance, or repair needs. In these extremely rare cases, a $100 refund will be issued for the inconvenience when the issue is not the result of current guest. Guests acknowledge that hot tub availability cannot be guaranteed and should not book the property solely for this amenity.
KITCHEN / LAUNDRY / BATHROOMS
No deep frying or heavy oil cooking on the stove. Hot cooking oil fires are extremely dangerous. In case of a grease fire, use the fire blanket or the fire extinguisher (under the sink)—never use water.
Grease: Do not pour grease or any food down any drains as we are on septic! Pour it into a disposable metal container (such as an empty soda can) for hot grease, place it in the freezer to solidify, then dispose of it in the trash.
Washer & dryer: You’re welcome to use them; detergent and dryer sheets are provided. Please do not wash bulky items (large blankets, shoes, etc.). Do not leave the dryer running while you are away, as this is a leading cause of house fires.
Toilets: Toilet paper only - we are o septic! Feminine products or other items may clog pipes, and guests are responsible for plumbing costs if this rule is violated.
GENERAL RULES & IMPORTANT NOTES
Quiet hours: 10:00 PM–8:00 AM. Please make sure to bring any activity inside, and turn off the outdoor string lights by 10pm. We do have a local noise ordinance that neighbors are very aware of!
Driveway: Our next door neighbor is very sensitive to fast vehicles when passing by her house. This last part of the gravel road, up to our driveway, is private and we both maintain it. She also has a disabled son who walks down to the lake often and is worried that he could get hit. When you come to this part of the gravel road and start going downhill, please take it very slow (no more than 10mph).
Dogs: Up to 3 dogs are welcome only if they are included in your reservation (please double-check this and adjust if you forgot!) Pups must be kept off all furniture and cleaned up after at all times—please bring poop bags. Any pet waste left on the property will result in a $50 fee. Make sure to walk the yard to ensure every bit is picked up. Guests are fully responsible for any damage caused by pets. Dogs may not be bathed in the tub or shower. Unauthorized pets of any kind (including dogs not listed on the reservation, cats, or other animals) will incur a $200 fee per pet.
Barking: Even when dogs are inside the home, please ensure that any pups' barking is kept to a minimum. Sound carries very easily in this area since the surroundings are so quiet.
Pet Fee: The pet fee is $20 per dog per night (which can be negotiated for stays longer than 7 nights so please contact us). Note that the pet fee MAY NOT BE COLLECTED through the booking channel as it depends on which channel you booked on. If it is not, you will see a separate charge from Habitude Stays on your CC or collected separately through the booking channel.
Children: Minors are the responsibility of the booking guest. Furniture and TVs, etc. are not anchored, and climbing may result in injury.
Damage: The booking guest is responsible for any damage to the home or its contents. Please treat the space with care.
Smoking: No smoking anywhere on the property, except for at the fire pit. No marijuana smoking anywhere on property. A $250 fee will be charged if this rule is broken.
Trash: This area of Gainesville does not have trash service so we have to pay a private service to pick it up weekly. Note that they WILL NOT TAKE IT if trash is not bagged, OR if there is not a big liner around the trash bins so they can grab it easily. Please replace the liner after the trash is collected (there are extras hanging of the sides!) and remember to bag all trash.
Fire Pit, Popcorn Machine, Big Green Egg & Electric Fireplace: Use responsibly and never leave unattended. Fully extinguish all fires and coals after use. The Big Green Egg lid must be closed after use to prevent moisture from getting in, and once cooled, the grill cover must be replaced. Please remember that cleaning the grill, cleaning out the ashes/grease trap, and cleaning the popcorn machine is the guests responsibility. These amenities involve extra time to clean and our cleaner often doesn't have time to do during short turns (and is not paid for these).
Temperature Control: The thermostat is on the wall on the main level. Because it's a log cabin, temperatures can fluctuate drastically on the basement and loft levels. Please plan accordingly! We do have box fans and space heaters if needed. Please use responsibly!
Wildlife: The cabin is located in a forested area, and encounters with wildlife are possible. While you will likely see deer and birds, insects or other small critters may occasionally enter the cabin. This is normal for the area and does not constitute grounds for a refund. We maintain regular professional pest control, including mosquito treatment. Guests can help minimize wildlife entering the cabin by keeping doors and windows closed. Please be aware that snakes and other native wildlife inhabit the surrounding area, and guests are encouraged to familiarize themselves with local wildlife and exercise appropriate caution.
Lights, Doors, & Windows: Please turn off all lights and close windows when leaving. Remember that there are several exterior doors in the house and it is the guest's responsibility to make sure they are locked securely.
Security camera: One exterior security camera is located above the entry door for safety. No cameras are inside or facing interior spaces.
Winter conditions: Sidewalks, walkways, and decks may be icy in winter. Please use caution.
Regular service providers: You may see some of our regular service providers on property (Pest control, lawn maintenance, hot tub servicing etc.). These providers do not notify us when they will be doing services as it depends on their route and weather. They must have access to the exterior of the property. They will NEVER go inside unless we notify the guest first.
Baby gate / Pack 'n Play: Guest is responsible for using these correctly and according to manufacturer instructions. Use at your own risk.
Stairs: Guest acknowledges that the property includes interior and exterior staircases and assumes all risk associated with their use.
Railings are installed throughout the property, including deck and loft areas, for fall prevention only. Guests are responsible for ensuring that no one sits, stands on, or attempts to climb or lean over railings. Falls may result in serious injury. Extra supervision is required for minors.
Fence: The front yard is completely fenced. There is a gate by the driveway. The guest is responsible for making sure this is securely closed before they allow kids/dogs out.
Deliveries: Package delivery (Amazon, etc.) is not guaranteed. Items may be lost, stolen, or misdelivered. We recommend bringing essentials or purchasing locally.
Issues during your stay: If anything comes up—such as a missed cleaning detail or a maintenance issue—please notify us immediately so we can address it during your stay. A 5-star experience truly means the world to us.
Emergency access: In the event of an emergency or urgent repair that could affect safety or prevent property damage, guests must allow access to the property. We will make every reasonable effort to provide advance notice when possible.
Left Items: We are not responsible for personal items left behind. If items are found and returned, a $50 handling fee plus shipping will be charged. Please double-check the space before checking out.
Guest acknowledges that they have reviewed the cancellation policy and understand it will be strictly followed. Travel insurance is strongly recommended to cover unexpected events such as illness, weather, or travel disruptions.
Outdoor areas such as patios and decks are cleaned after each stay. Because these spaces are exposed to the elements, guests may notice dust, leaves, or debris that can occur naturally between cleanings.
Guest understands that this home and its furnishings are not brand new and may show normal signs of wear and tear. This is completely typical of a well-loved, professionally maintained home. We work hard to keep all amenities, appliances, and furnishings in good working order. Occasionally, due to back-to-back reservations or replacement item availability, certain non-urgent items may not be addressed immediately. We appreciate your understanding!
