📍LOCATION The Slöpe is a short drive from the many attractions South Lake Tahoe has to offer like many golf courses, Sierra-At-Tahoe and Heavenly Ski/Snow Resorts, and many great restaurants! Access to Lake Tahoe is just minutes away, offering water adventures and scenic views.

For full transparency, The Slope sits near a local roadway, and light road noise may be heard from the back side of the home at times. Most guests find it minimal, but we prefer to mention it ahead of time so you have an accurate picture of the setting.

OTHER NEARBY ATTRACTIONS: 🏖 Pope Beach (10–15 mins) -- A family-friendly beach with calm, clear waters, sandy shores, and shady pines. Perfect for swimming, picnicking, paddleboarding, or just relaxing by the lake.

🌲 Washoe Meadows State Park (5 mins) --J ust around the corner from The Slöpe, this peaceful, less-crowded park offers beautiful walking and biking trails, river views, and wildlife sightings.

❄️ SNOW REMOVAL SERVICE (Winter Season Only) As you're preparing for your stay at The Slöpe, we wanted to let you know about our winter maintenance. We use a professional snow removal service to keep the driveway and walkway at The Slöpe clear and accessible for you after snowfalls.

• When: Snow service personnel typically come shortly after it snows, often early morning or during business hours (e.g., 9 AM - 4 PM), but it varies by storm.

• What to Expect: You might hear a plow or see our team shoveling/salting. They're quick and aim to keep everything safe and accessible.

• Your Access: They'll ensure you can get in and out easily, but please be mindful of freshly cleared areas or piled snow. If cars are parked on the driveway at the time of active snow removal, the service will be unable to clear the snow properly, which may limit access or reduce available parking space once everything freezes over.

We keep a few snow shovels in the garage if you ever need to clear a small area or fresh snowfall during your stay. Thank you for helping us keep things safe and stress-free during your mountain stay. Stay cozy and enjoy the snow! ❄️ We appreciate your understanding and look forward to hosting you!

Guest access— ✅ You will have private use and access to the entire house and all its amenities during your stay ❤️

✅ Up to 2 parking spots on the driveway in front of the house are available for you and your guests. The garage is now available for parking for up to 1 car. Unfortunately, no trailers or RVs are permitted on the property grounds. Kindly make parking/storage arrangements for your rigs.

✅ Guests will have the ability to check themselves on the day of their arrival. The front door is equipped with a convenient electronic keypad lock for self-check-in. Your unique access code will be provided to you on the morning of your check-in date.

📲🕓 SELF CHECK-IN & CHECK OUT CHECK-IN: 4PM (PST) or after CHECK-OUT: 10AM (PST) or earlier

✅ You'll have access to the private hot tub! (The backyard patio lounging area is still getting finishing touches.)

✅ The house is fully cleaned before each guests’ stay and ALL bedding, linens and towels are provided!

📝 We have an lakeside vacation home in Branson, MO as well so if your adventures take you to the Ozarks, please reach out! We would love to host you there as well!

Other things to note— Kindly care for the space as if it were your own. If any problems arise, we will do our best to take action as soon as possible but no one is living on-site 24/7.

📹 SECURITY CAMERAS Doorbell and exterior cameras are present (front door, front of house, side of house). NO cameras are present inside of the house for your privacy and comfort during your stay.

📈 MAXIMUM CAPACITY The Slöpe sleeps up to 6 overnight guests. Children age 6 and under do not count toward this limit — everyone older than 6 does. Day guests are welcome before 10:00 PM, but starting at 10:00 PM and until 8:00 AM, no more than 6 people (older than age 6) may be on the property. For all guests above the maximum overnight capacity, a fee of $50 per guest per day will be applied.

📌 REQUIREMENT The primary guest making the reservation must be 25 years of age or older.

Guests under 25 may still stay only if accompanied by a guest who meets the minimum age requirement. In this case, the qualifying guest must be added to the reservation prior to arrival and will be required to submit a valid government-issued ID.

Reservations that do not meet this requirement may be subject to cancellation.

🔑 At The Slöpe, all approved guests will receive a secure link to complete guest verification, sign the rental agreement, and finalize the damage deposit/hold via Happy Guest, a guest management and compliance platform. Please note: we’re API-connected to hotel-style management software (Hostaway) to safely and securely process deposits—Airbnb-approved ✅

💳 For your stay, you’ll have two options for damage protection coverage: You may either place a $1,000 refundable security hold on your card (applied thru our secure, off-platform site and released a few days after your departure date), OR choose a lower-cost damage protection option for the duration of your stay.

📜 The Slöpe HOUSE GUIDELINES: We strive to ensure every guest enjoys a comfortable and pleasant stay. To maintain a welcoming environment for all, please familiarize yourself with our simple rental rules.

• We kindly ask that guests observe quiet time to ensure a peaceful and restful environment for all. Quiet hours run from 10:00 PM to 8:00 AM per El Dorado County ordinance — please keep noise down during this time. • Day guests are welcome, but starting at 10:00 PM, no more than 6 people total (older than age 6) may remain on the property until 8:00 AM. • NO PARTIES OR EVENTS ALLOWED! • NO OPEN FLAMES OR CANDLES • NO SMOKING OR VAPING inside of the house. Outdoors, away from windows or doors, is permitted. Please put out your cigarettes butts completely, dispose of them safely in a trash receptacle. Please be mindful of the easy ignition of fires in the South Lake Tahoe area and to do your part to prevent any fires. • NO illegal substances or firearms allowed on the premises. • NO food/drink/glassware AND NO PETS in the hot tub. • Maximum 2 cars on the driveway. • NO trailers or similar equipment allowed on the property grounds. Kindly make arrangements for your trailers or RVs ahead of time. • Report any damage immediately. • Pets allowed ONLY WITH WITH PRIOR APPROVAL. • The space is suitable for toddlers and children under 12. Adult supervision of children on the property at ALL times, in ALL areas indoor and outdoor. • No unregistered guests allowed. • Please do not eat or drink in the bedrooms. • Please close all the doors/windows while the AC is on. • Please ensure proper care of the furnishings, as you will be responsible for covering any damages beyond the security deposit. • Please return any furniture that was moved during your stay back to its original location. • Discard all cooking oil IN THE TRASH, NOT in sink. • Upon check-out, please load the dishwasher and run it on normal cycle. • The living room and each bedroom have a TV. Kindly keep the remotes in their appropriate rooms (they are labeled). If you choose to log in with your own streaming accounts, please ensure to log off prior to your departure as we will not be responsible for any charges incurred by future guests. • Check-out is at 10am. • Lock all doors and windows when leaving the property. • Dispose of trash in outdoor bear box at the end of the driveway and ensure bear box is completely shut closed after disposing trash to prevent unwanted visits of bears and other wildlife to the house. • Do not tamper with security cameras, safety equipment like smoke alarms or fire extinguishers. • Do not flush anything other than toilet paper down the toilet. Keep the drains clog-free by removing hair every time after using the shower. A plumber fee of $500 will be applied if one needs to be called.

⚠️ Smoking indoors is strictly prohibited, regardless of the type of smoking material. Please note that if anyone in your group is found smoking indoors, a charge of $1,500 will be automatically applied. Thank you for your understanding and cooperation in keeping our space smoke-free. You may use the driveway or further to the main road.

Violation of any of the house rules outlined in our listing (yes, all those fun but important guidelines you agreed to when booking) will result in: 💸 Forfeiture of your security deposit 💼 Loss of any funds paid toward your reservation 🏃‍♂️ Immediate removal from the property

We really don’t want to go there — nobody likes awkward conversations or last-minute checkouts, least of all us. So just follow the rules, treat the home with respect, and everyone stays happy. Easy, right?

In the event of early termination due to violation of House Rules, your reservation will be non-refundable. Additionally, if we discover that house rules have been broken, we reserve the right to file a claim with Airbnb.

❗ KEEP DOORS & WINDOWS CLOSED It is very critical that you keep all doors and windows closed when entering/exiting the house to 1) keep any bugs, critters or wildlife from entering, especially during warmer months and 2) to maintain an enjoyable temperature inside the home.

🐶 PET POLICY Pets are not permitted at the Rental Property without prior written consent/approval from the Owner. Unauthorized pets found on the premises will result in immediate eviction and forfeiture of all monies paid. Any authorized pets must be accompanied by an adult and may not be left unattended on the property.

If pet hair or dander is found during the standard post-check-out inspection, Guest will be assessed a $500.00 cleaning fee to cover the additional cleaning and removal of pet-related allergens. This fee will be charged to the credit card on file, and is in addition to any other charges for damage caused by the unauthorized pet.

(A) Pets are welcomed to The Slöpe ONLY WITH PRIOR APPROVAL — please message us before or at the time of booking. Once approved, two separate fees apply (see Step 2 and Step 3 below).

Pet Approval & Fees — here's exactly how it works:

Step 1 — Request approval. Message us at the time of booking with your

Step 2 — Update your guest count. Once approved, add your pet to your reservation's guest count on your booking. This automatically applies a one-time $150 pet fee, which covers our extra pet-cleaning cost.

Step 3 — Pet Stay Fee (collected via Happy Guest). Separately, after booking, you'll complete a short pet stay fee through your Happy Guest guest portal. The amount depends on your pet's weight:

◼︎ Under 25 lbs: $50 ◼︎ 26–50 lbs: $75 ◼︎ 51–100 lbs: $100 ◼︎ Over 100 lbs: $150

Both fees are billed separately from your reservation payment — this isn't a double charge, it's two distinct costs: one covers cleaning, the other is your pet's stay fee. (This fee does not cover damage to the property or grounds resulting from a pet, including but not limited to: chewing, scratching, digging and unreported house-training accidents.)

(B) All local laws and regulations must be followed, including required vaccinations. Please, observe leash laws and do not bring your pet to parks and beaches that do not allow animals.

(C) Guests with pets are asked to please respect the comfort and safety of other guests, both during and after your stay. For this reason, we ask that you please follow these guidelines during your time with us:

(D) Pet Information Request: To ensure a pleasant stay for all our guests, we kindly ask you to provide the following information about your pet(s):

(E) Maximum Number of Pets: You are welcome to bring up to two (2) pets during your stay. The cleaning fee will cover both pets if bringing 2 pets. The pet stay fee will be PER pet, depending the pet's weight.

(F) Furniture: To maintain the cleanliness and condition of the furnishings, kindly keep your pets off the couches, beds AND hot tub!

(G) Owner Responsibility: ◼︎ Owners are responsible for their pets at all times, both inside and outside the house. ◼︎ Please ensure your pet is well-behaved and does not disturb other guests or neighbors. ◼︎ Clean up after your pet, both in public areas and in the yard of the vacation property. ◼︎ Do not allow pets on furniture or beds. It is also helpful to bring something (bed, blanket, etc.) on which you know your pet will be comfortable sleeping. Many pets are used to being allowed on furniture and beds at their own home, but this is not allowed in our vacation property. Please, bring any crate/kennel or special bedding your pet may enjoy with this is mind. Extra cleaning fees will be charged for furniture, blankets, comforters, etc. that have pet hair left behind. This may include professional steam cleaning; usually resulting in charges above $500. ◼︎ Do not leave your dog unattended for long periods of time. A crate is ideal for those situations in which you must leave. You are responsible for any damages your pet causes. ◼︎ Do not allow your pets in the swimming pool (if applicable ) or in the hot tub (if applicable) or in the guest bathrooms. Several local groomers offer pet bathing services and we would be happy to help you coordinate an appointment with one! ◼︎ Additionally, kindly ensure your pet (s) is/are up-to-date on RABIES vaccinations as required by state law, as well as medications, especially flea treatment prior to your stay. ◼︎ Do not to leave your pets unattended in the backyard as there are still wildlife like bears and coyotes that can access our backyard. ◼︎ Lastly, just a kind reminder NOT to leave your pets unsupervised or unleashed or when going for a walk in the neighborhood for their pet's safety. Pick up after your pets and dispose of them properly.

⚠️ WEATHER CONDITIONS & POWER OUTAGES We encourage all guests to purchase traveler 🛩️ insurance in case of unforeseen circumstances like storms or power outages, accidents or other issues that may prohibit you from traveling or fulfilling the rental terms as we cannot offer a refund for unpredictable situations.

While the area around The Slöpe typically experiences mild weather, including snowfall, it's essential to be aware of potential changes in road conditions during colder months. Snowfall in the area can lead to temporary icy road conditions.

It's advisable to stay informed about local weather forecasts during your stay, especially if you plan to travel in colder months. It's a good idea to exercise caution and be prepared for changing road conditions, even during brief snowfall events.

Your safety is our top priority, so please stay updated on weather reports and drive carefully if you encounter adverse conditions. We want to ensure that your stay at The Slöpe remains safe and enjoyable in all seasons.

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $50 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. A link to provide the above info will be sent following your confirmed booking.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay. These upgrades are optional and include: Early Check-in Request - $20/hr Late Check-out Request - $50 Pet Stay Request - up to $150 depending on your pet's weight

RELEASE OF LIABILITY This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

We reserve the right to cancel your reservation and enforce fines if these rules are broken. Booking of this property is an acceptance of house rules.

By confirming your stay, you agree to our Guest Agreement and Safety Waiver covering the use of amenities (pool, hot tub, BBQ, etc), house rules (no parties, quiet hours 10PM–8AM), and general safety.

Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
