Welcome, and thank you for considering our cabin for your stay! To ensure a safe, respectful, and comfortable experience for everyone, please read and follow the house rules below. By booking this property, you agree to comply with all rules. Violations may result in additional charges, removal from the property, or forfeiture of your deposit.

General Rules

1. No Parties or Events This home is for quiet, overnight stays only. Parties, events, or large gatherings are strictly prohibited.

2. No Local Guests Unless Pre-Approved Local visitors are not permitted without prior written approval, for the safety of guests and neighbors.

3. Maximum Occupancy: 6 Guests Do not exceed this limit. All guests must be listed on your reservation. Unregistered guests are not allowed on the property.

4. No Unapproved Visitors or Drop-Ins Only registered guests may be on-site. Drop-ins or last-minute guests require written approval.

5. Security Camera Disclosure There is only one camera and it’s located outside just above the front door for your safety.

6. Smoking & Drug Use Prohibited Smoking, vaping, or drug use (including cannabis) is not allowed inside. Smoking is permitted outdoors only if butts are properly disposed of. A $500 fee applies for indoor smoking, lingering odor, or air purification.

7. Quiet Hours: 10 PM – 8 AM Please minimize noise during these hours out of respect for neighbors and local ordinances.

Pet Policy

8. Pets Are Welcome—With Guidelines • Pets must be house-trained and fully potty-trained. • A $45 pet fee applies. • Pets may not be left unattended (per city ordinance). • No pets on beds or furniture. • Guests are responsible for pet-related damage or excessive cleaning.

Health, Safety & Weather

9. Caution: Snow & Ice The property is in a mountain area. Snow, ice, and wildlife are common. Please use caution outdoors, especially in winter.

10. Not Handicap Accessible Due to stairs, this cabin is not suitable for those with limited mobility or wheelchair users.

11. Wildlife & Natural Setting Expect wildlife and insects. Keep doors closed to prevent critters from entering the cabin.

12. Power/Internet Outages Weather may occasionally disrupt utilities. No refunds will be issued for outages due to natural causes.

Property Care & Use

13. Check-In/Out Times • Check-in: 3 PM • Check-out: 11 AM Unless added on

14. Respect the Furniture & Décor Do not move or rearrange furniture—it is arranged for safety and comfort.

15. Cleanliness Expectations • Tidy up before departure. • Wash and put away used cookware. • Trash removal is required by city guidelines. All trash must be placed in the designated bins located in the parking lot.

16. Appliance Use Use appliances with care. Report any malfunctions immediately.

17. Keep Doors/Windows Closed Keep doors/windows shut while heating or cooling is on to avoid system damage.

18. Septic System Care Flush toilet paper only. Do not flush wipes, hygiene products, or other items. Guests will be charged for damage to the system.

19. No Tampering with Safety Devices Do not tamper with or disable smoke detectors, carbon monoxide alarms, Wi-Fi routers, or security devices.

20. Lost or Damaged Items Guests are responsible for any missing or damaged items. Please report damage right away.

21. Lost & Found We’re happy to return left-behind items upon request. Guests pay for shipping.

Vehicle & Parking

22. Parking Limit A maximum of 2 vehicles is allowed. Guests will receive two free parking passes for the private parking lot. Please park only in the designated parking lot—street parking is not permitted and may result in fines or towing per city regulations.

Special Use

23. No Commercial Use Without Permission Filming, photography, brand shoots, or business activities are not allowed without written approval.

24. Fire Safety (If fireplace or fire pit is provided) • Never leave a fire unattended. • Fully extinguish fires before leaving or sleeping. • No glass in hot tub or fire areas.

Guest Responsibilities

25. Primary Guest Must Be 21+ The primary renter must be at least 21 years old and is responsible for the booking, deposit, and ensuring all guests follow the rules.

26. Damage Reporting Report any damage within 1 hour of check-in or as soon as it occurs.

27. Illegal Activity Prohibited Illegal activity, including underage drinking or drug use, is grounds for immediate eviction and may be reported to authorities.

28. Respect for Neighbors This is a quiet residential area. Be courteous and respectful of neighbors at all times.
