Pets: Pets (max of 2) are allowed with prior approval and a $100 pet fee.

Respect the Property: Treat the home as you would your own home.

No Smoking: Smoking, burning incense or candles, and engaging in any illegal activities are strictly prohibited inside the home. Any evidence of these activities will result in a minimum $200 cleaning surcharge. Additionally, if a night must be blocked or a reservation cancelled due to these violations, you will be responsible for those costs.

Cleanliness: The home should be left in the same condition as it was found. The cleaning fee covers basic cleaning. Any additional cleaning required due to excessively dirty areas or overly soiled linens (e.g., make-up stains or bodily fluids) will be deducted from your security deposit, including replacement costs if necessary. There is a minimum $50 surcharge for any additional cleaning.

No Parties: Parties are not allowed. Only guests listed on the reservation are permitted on the property unless prior approval is given by the host. If things get out of hand, the neighbors may contact me, and you will be required to leave.

Be a Good Neighbor: Please be kind and respectful to our neighbors. Nashville, TN's noise ordinance requires quiet hours after 10 p.m. If you are enjoying the outdoor spaces after 10 p.m., please keep noise to a minimum to comply with local regulations.

Late Check-Out Fee Schedule Check-Out Time: 11:00 a.m. Guests are required to check out by 11:00 a.m. Any late check-outs will incur the following fees: 11:01 a.m. - 11:15 a.m.: $25 fee 11:16 a.m. - 12:00.: $50 fee Note: Fees will continue to increase by $25 every 15 minutes past the scheduled check-out time. Late check-outs beyond 2:00 p.m. will result in additional fees or a full-day rate charge, subject to the discretion of the management. Strict Enforcement: Please be aware that this fee schedule is strictly enforced. Just as Airbnb strictly enforces host policies, we must adhere to these guidelines to ensure smooth operations and fairness to all guests and host. We appreciate your understanding and cooperation.

In the event of a necessary repair affecting the function and integrity of the home, the property manager, owner, and/or approved repair personnel have the right to access the property with or without prior permission. We will make every effort to schedule repairs at a convenient time of day.

Pet Rules:

Please use stained linens provided to clean fur and paws.

No pets are allowed on the furniture.

Please clean up pet refuse in the backyard regularly. This particularly helps with lawn maintenance. Make sure all refuse is picked up on your check-out date. There is a refuse scooper at the home.

Must be up to date on flea & tick & shots.

Claw damage, chewing, or dirty furniture (i.e. sofa) will result in charges for repair/replacement/cleaning.
