Must sign rental agreement upon booking.

Must submit a $500 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 3 days prior to arrival and released 5 days after departure, if no damages are reported. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.

Primary guest age minimum requirement of 25, with Government issued ID that has been verified by booking platform or property owner. The names of all guests who will be in the home during the stay must be provided. If at any time the guest list changes, limited to the max occupancy only, the owner should be notified immediately, and owner approved. Security deposit required. No more than 10 guests should occupy the property at any time without prior approval. Termination of remainder of reservation without refund will occur and fees will be charged equal to the current nightly rate per person, per day, of the extra unapproved guests.

The name for the booking party, rental agreement, and the payment card on file must all be the same.

Topsail Island is a family-oriented beach. We are located near residential communities and, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence! Please keep noise to a minimum late at night and early morning. We have a "no party and no events" rule to keep noise below an intolerable level for our neighbors. North Topsail Beach has the right to enforce local noise ordinance laws if necessary.  

This is a smoke-free home, including the outside area decks surrounding the property. No smoking of any substance, including vaping. Extra charge of $500 to the card on file will apply if smoking of any substance is detected in or on the property, porches, decks, carports etc. No ash trays are provided anywhere simply because we do not allow smoking in or on the property period. Illegal substances of any kind are not permitted on our property as well. If these rules are violated and smoking has been detected, cigarette butts, ashes, etc, left anywhere on premises including but not limited to driveway, trash can, etc, this will be grounds for immediate removal from the property, terminating your stay, without any refund of unused nights, and security deposit will be kept. If smoking is detected on or in the property but not discovered until the cleaning after check-out, security deposit will be kept as well as any damage deposit and a damage claim will be filed with the channel of booking for further financial resolution from your held credit card after full assessments of the property are made.

We love animals but we chose to make this home pet-free due to many people being allergic and the protection of our property. An initial fee of $500 will be collected from the card on file for breaking this rule as well as $250 per day, per pet, will apply if a pet is brought into the home, as well as possible termination of remainder of stay, without refund.

Do not attempt to install or apply a baby gate to our stairs. They do not fit properly due to the banister construction and size and therefore will not be safe, as well as, will damage our property. Failure to comply with this will result in retentions of security deposit as well as any further costs of damage to walls, banister, etc.

Burning of candles, incense or use of wax candle warmers are prohibited at our property.  We hope you enjoy the ambience of the battery-operated candles provided, already on a timer. 

Fireworks or any kind or explosive devices are not permitted at any time on the property and illegal for the Town of North Topsail Beach. Immediate termination of stay without refund will occur if this is detected. Security deposit will be kept.

Do not leave large items that will not fit in the outdoor garbage can. If you have an item upon your stay that you need thrown away that will not fit inside a garbage bag and therefore not in the trashcan, including large boxes, broken beach equipment, etc, you will need to take it with you and dispose of elsewhere. Garbage collection will not take these items and we will have to pay for removal, resulting in an extra charge to you.

Do not flush personal items, Q-tips, feminine hygiene products, shells, sand, etc, down the toilets. 

Please do not tamper with or destruct any of our property landscape including but not limited to bushes, plants, grass, rocks etc. Do not misplace any landscape, damage, nor move any landscape materials.

Do not pour grease/oil down the sink or toilets and do not throw over the deck into the yard. A "grease" jar is provided for you to pour in and empty in the trash once it has solidified.

Do not tamper with WiFi , pods, security cameras or thermostat sensors. Pods are placed in a couple different outlets downstairs to extend WiFi coverage. The pods are unique to our account and WiFi set up and should remain in the exact location they are currently in. Do not tamper with the owner's closet lock and/or attempt entry to owner's closet.

Do not remove any items from the property with exception of the items that are listed for beach and kayaking use.

Please do not place hot charcoal ashes in plastic bags or trash can after use. Charcoal bucket provided for discard.  Coals should be disposed of the following day, after ample cooling time. 

Please do not leave sliding glass doors open. Our thermostat alerts will notify us if doors are left open due to increased humidity in the home.

Please do not attempt to access any of the private beach access walkways as they are private and belong to other homes/condos and will be considered trespassing. Access points will be noted in the digital guide that will be provided to you upon booking.

RV/camper parking is not permitted on the property.
