✔Guests

Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation. A signed rental agreement along with verification of ID that matches name on rental agreement and Airbnb profile is required to book.

Must submit a $1000 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 2 days prior to arrival and released 7 days after departure, if no damages are reported. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.

All guests and visitors must be registered by name on the signed rental agreement before arrival. No other guests/visitors are permitted on the premises.

Use of the property is on a temporary basis only. You may not use the property as a permanent residence.

✔Visitors Visitors must be approved and registered by the host prior to check-in. There is a house maximum of 10 guests/visitors per stay. Visitors of the guests must not be on premises before 8am and after 10pm. Guests who have visitors without prior approval will be assessed a charge of $200/day per guest.

✔Late Check-out: A late check out fee is charged at a rate of $50/half hour starting at 10:30am if guests have not vacated the home and departed from the premises.

✔Trip insurance No refunds are given for inclement weather or impassable roads. Trip insurance is highly recommended

✔WIFI

No tampering or interfering with the WIFI routers, front/ backyard security cameras, or smart locks. Pool heater will be disabled if WIFI is interrupted.

✔Pets

No pets/animal are allowed.

We accept assistance animals in line with Airbnb's Nondiscrimination Policy. No other animals or pets of any kind are permitted on the premises. Understand that we cannot and do not guarantee that no animals have been in the property prior to your use or that the property is free of animal or pet allergens, even though pets are prohibited. $1000 fee charged if guests bring an animal on premises that has not been approved by owner as a documented service animal.

✔Wildlife

You are visiting an area with vast areas of raw desert between homes. On occasion, a guest may see wildlife such as javelina (wild pigs), bobcats, rattlesnakes, lizards, scorpions, spiders and more. These creatures are part of the natural environment and some of them can be dangerous. Watch your step and stay clear of desert wildlife. We have a regular pest control service that deters bugs from entering the home. Keeping windows and doors closed also helps keep the property critter free.

✔Climate control

Please keep air conditioning at or above 68 degrees, or the coils can freeze. Windows and doors must be closed if air conditioning is on.

✔Fireplace flu must be open when in use. Flu must be kept closed when not in use to prevent critters from entering.

✔Neighborhood

Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.

Please treat the property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the property and upon check-out. You and other occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to owner from police, neighbors, or neighborhood or homeowner associations.

✔NO SMOKING of any kind is permitted anywhere on the premises (this includes outdoor areas, patio, pool). Smoking on the premises will result in a $1000 cleaning fee.

✔Parties and events are prohibited on the premises.

✔Criminal activity is prohibited on the premises.

✔No commercial photography or filming is permitted on the property.

✔Tents or other structures may not be erected.

Renter is liable for any damage to the property and agrees to accept loss of security deposit in amount to cover damages and any additional charges to the card on file should damage occur during occupancy.

Any failure by occupants to comply with any of the terms above is a breach of these terms and may result in a forfeiture of your rights to rent the property, up to and including immediate removal from the property without refund and with or without the assistance of law enforcement. Owner may terminate your occupancy of the property for breach, and if you are notified of such termination you agree to leave the property immediately. In addition, subject to Airbnb’s damage claim policies, you are responsible for (1) any damage or loss that occurs at the Property during your stay; (2) a charge of up to $1,000 for violations of the pet policy, including for bringing more pets or different types of pets than specifically authorized; (3) an additional cleaning fee of up to $500 (or the actual cost of cleaning services, if greater) for violations of any of the guest policies above (other than the pet policy) or for excessive cleaning required by the acts or omissions of any occupant during your stay; and (4) any fines issued by police, other government officials or agencies, utility providers, and/or homeowner associations for violation of any law, ordinance, or rule during your stay, and any damages (which may exceed the amount of fines) that result from the violation. If any unauthorized download of copyrighted material via the property’s internet service occurs during the period of your stay, you agree that we may obtain and share your contact information with the internet service provider or any other party we believe, for any reason, has enforcement rights.
