1. Late Check-Out Late check-out may incur fees unless pre-approved. Early check-in is case-by-case with advance notice, subject to cleaning team availability. Fees may apply.
2. Registered Guests Only booked guests may stay overnight (max 18). Notify us in advance for any daytime visitors; unauthorized guests are not permitted. Total occupancy, including visitors, must never exceed 20. Primary guest must be 25+ or accompanied by someone 25+. This ensures responsible use of the high-end home.
3. Safety and Respect NO Smoking/Vaping/Incense indoors. Smoking allowed in posted outdoor areas (10 ft from doors/windows). Dispose of butts properly. Don't leave stoves, ovens, fireplaces, or grills unattended. No candles/open flames except propane BBQ/fire pit. Do not rearrange furniture, appliances or decorations. Bringing additional furniture, appliances, etc not allowed. Quiet Hours: 10 PM – 8 AM. Quiet Time violations may result in removal without refund.
4. Deposits and Additional Fees $500 security hold (not charged). Guest is responsible for damage/violations beyond insurance or hold. Excess mess or rule violations may incur fees. We reserve the right to charge for any damage during your stay.
5. General Conduct and Etiquette Don’t leave food outside unattended. No pets or ESAs. Service animals gladly allowed – please notify in advance as we have special, helpful items for both service animal and human companions. Must be housebroken, under control, and cleaned up after. No parties or gatherings without written approval. No confetti or glitter. Follow Wintergreen POA rules.
6. Parking & Amenities Park only in driveway (5–6 vehicles). No street parking. We’re not liable for vehicle issues. Use amenities respectfully and follow instructions.
7. Household Supplies/Housekeeping Home stocked with basic supplies and kitchenware—use on site only. Coffee bar has healthy starter set plus unlimited ground coffee. Linens/towels for in-house use only. No daily housekeeping. Mid-stay cleaning might be arranged in advance for a fee.
8. Restricted Areas and Activities Four locked closets/cabinets are off-limits. Do not disable/change any property systems (Wi-Fi, cameras, etc.). Fees may apply.
9. Extra Safety Precautions Supervise children. Use handrails. Under 16 need adult supervision for hot tub, sauna, massage chair, and deck railings. Turn off gas appliances after use. Grill/fire pit/pizza oven: adults only, clean after use. Outdoor heaters: keep combustibles 5 ft away. Fire extinguishers: located throughout house. Store trash indoors and take to offsite compactors. Follow BearWise tips. Emergencies: Dial 911 and say “I’m at Wintergreen.” Non-emergency contacts:
10. Lost and Found We’re not responsible for lost items. We can return them for shipping + $25 handling (fees vary for large/heavy items). Unclaimed items held 15 days, then donated or discarded.
