A signed rental agreement and photo ID are required to confirm the reservation. We may cancel your reservation if it is not completed within 48 hours. This is a requirement of our insurance policy.

There are lots of rules, we get it. The list originally started out small but over the years we have had to add quite a few rules to the list. We accommodate every guest the best we can, but we expect our guests to follow the house rules.

By booking with us, you agree to these rules: • Max of 2 adults. You may bring up to 2 children, but you must provide their sleeping space (air mattress, pack-n-play, etc.). Sleeping on the couch is not permitted. • No animals; we are a dander-free property due to severe allergies. Violation of this policy will result in a $250 fee and may result in eviction without a refund. • No smoking inside or on the patio/decks. • No glitter, confetti, or making holes in any walls to hang decorations.
• No unregistered guests. We are priced according to our maximum guest count. This includes parties. • Do not move or rearrange any of the furniture, including taking indoor furniture outside. • Do not place anything inside the fireplaces. No wood, magical color packets, marshmallows, or any other food. • No discharge of any fireworks or weapons, including pellet guns. • Our fire pit is not a grill; it's a fire pit. Do not remove the Weber grill grates and put them into the fire pit. • Do not climb or lean on the patio railing, walk on the outside of the railing or sit on the railing. • No cutting down or damaging trees. • Do not leave children unattended inside or outside • Notify host of any damage caused during your stay, no matter how small. We understand accidents happen, but we want to ensure future guests have the same amenities as you and we need to replace all broken items. • Renter's primary residence must be more than 100 miles from Broken Bow • Renters must be 25 years of age or older. • Alcohol Policy: No underage drinking is allowed on the property at any time. All guests must follow local and state laws regarding alcohol consumption. If your group includes anyone under the age of 21, alcohol must not be made available to them. By booking this property, you agree to comply with all local and state alcohol laws and assume full responsibility for your group’s behavior. • Per AirBnB's Terms of Service, all pre-stay communication needs to be on AirBnB Messages. We do not communicate with guests by phone or text unless there is an emergency. • The EV charger is located on the side of the cabin and is available for guest use. Host not responsible for power outages. • Excessive Cleaning: A $250 charge will occur for any of the below mentioned items: Vomit clean-up, water balloon debris, confetti, glitter, sidewalk chalk, bodily fluids, excessive trash left in or around cabin, hot tub disruption of bubble bath, trash or bodily fluids.

We strongly recommend travel insurance. We stand by our cancellation policy and do not refund for weather-related events unless there is a mandatory evacuation order. By selecting a non-refundable rate, you are committing to the dates and rate you select. No modifications will be made to non-refundable reservations.
