1. Home Access

4x4 or AWD vehicles are highly recommended from November through March due to winter road conditions and the steep driveway. This home is located in the “Snow Belt” and can receive lake-effect snow with little notice.

The driveway is routinely plowed; however, vehicles without proper traction or experience driving in winter conditions may have difficulty accessing the property.

No refunds will be issued for inability to access the home due to failure to follow this recommendation.

2. Parking

Parking is available for approximately 4–5 vehicles. • All vehicles must remain on the driveway • Do not park on the yard or surrounding natural areas • RVs, trailers, or oversized vehicles require prior approval

3. ATV’s, UTV’s, Snowmobiles, etc.

This home is located approximately 0.4 miles from approved ATV/UTV/snowmobile roads.

Guests may bring these vehicles; however: • They may NOT be operated on the property • The field above the home is strictly off-limits • No trails exist on-site

Trailer parking must be approved in advance.

4. Short-Term Stay Only

This reservation is for transient lodging only. Guests may not establish residency or use the property as a primary residence.

5. Subletting

Subletting or re-renting the property is strictly prohibited.

6. Maximum Occupancy

Maximum occupancy is 12 guests (excluding children under 2). • All guests must be included in the reservation • Accurate guest count must be provided at least 48 hours prior to arrival

Exceeding occupancy will result in immediate termination without refund.

7. Parties & Events

Parties, events, weddings, or large gatherings are strictly prohibited, including: • DJs, bands, or third-party entertainment • Excessive visitors not listed on the reservation

Violations will result in immediate eviction, forfeiture of all remaining nights, and additional charges.

8. Weather & Unforeseen Events

No refunds will be provided for shortened stays, delayed arrivals, or early departures due to weather, travel issues, or personal circumstances. Travel insurance is strongly recommended.

9. Scheduled Maintenance

Routine services such as plowing, lawn care, or maintenance may occur during your stay. Guests may not interfere with service providers.

10. Personal Property

The host is not responsible for lost, stolen, or forgotten items.

11. Games & Equipment

Guests may use all provided amenities at their own risk. The host is not responsible for injury or damage resulting from misuse.

12. Fire Safety & Outdoor Use

• No fireworks, explosives, or hazardous materials • A propane grill is provided and must remain on the designated surface • The grill may not be used indoors or under covered structures • A fire pit is provided and may not be moved • Do not use gasoline or accelerants • Do not burn trash or non-approved materials • Fires must never be left unattended

Improper use may result in additional charges.

13. Hot Tub

The hot tub is provided for guest enjoyment; however, guests must follow all guidelines:

• Shower before entering to reduce debris and contaminants • No glass, food, or foreign objects in the hot tub • Do not exceed safe occupancy limits • Always replace the cover after use

Excessive debris, misuse, or damage requiring additional cleaning or service may result in additional charges.

14. Smoking, Vaping & Controlled Substances

Smoking or vaping is strictly prohibited inside the home.

When smoking outdoors, guests must dispose of materials safely due to the surrounding forest environment.

If evidence of smoking is found (including odor requiring remediation), a minimum $250–$500 cleaning fee will be charged.

15. Electric Fireplaces

• No guests under 14 may operate fireplaces • Fireplaces must be turned off when leaving the home • Keep all items at least 12 inches away

The host is not responsible for misuse.

16. Pets

Up to 3 dogs are allowed. • No cats or other animals permitted • Pets must be house-trained • Pets may not be left unattended unless securely crated • Pets may not be left outside unattended • Guests must clean up all pet waste immediately

Unauthorized pets will result in additional charges or eviction.

17. Wildlife

Wildlife is present in the area. • Maintain at least 100 feet distance • Do not feed or approach animals

The host is not responsible for wildlife encounters.

18. Video Surveillance

Exterior cameras monitor the front of the property for safety, arrivals/departures, and maintenance.

No interior cameras or audio recording devices are present.

19. Hunting

Hunting or trapping of any kind is strictly prohibited.

20. Checkout & Late Checkout Policy

Checkout time is 10:00 AM sharp to allow proper turnover for incoming guests.

• Unauthorized late checkouts are not permitted • Guests must fully vacate the property by 10:00 AM unless prior approval is granted

Late Checkout Fees: • Up to 30 minutes past checkout: $50 • 30–60 minutes past checkout: $100 • Over 60 minutes past checkout: $150+ (or equivalent to additional operational costs)

Late departures that delay cleaning, impact incoming guests, or require rescheduling of staff may result in additional charges beyond the amounts listed above.

Continued occupancy beyond checkout without approval may be treated as a holdover and charged accordingly.
