Guest is required to sign a Renter Agreement electronically via OwnerRez (our property management software platform). Renter Agreement must be signed within 48 hours after booking with full contact information for compliance reasons. For reservations made less than 48 hours before check-in, the renter agreement must be signed within 4 hours and check-in instructions will not be provided until the renter agreement is signed. Security Deposit Required of up to $300 which is also processed through OwnerRez. Deposit to be processed by Host on Guest's Credit Card. Minimum age to rent is 25. NO Smoking indoors or on decks. Please smoke in designated outdoor area (front porch area) and use provided trash can. Thank you for your cooperation. Maximum occupancy per our Chelan County STR permit is 4 guest total (including children of any age). Our house is on a well. Like many country water systems you may smell a slight odor depending on the season. The water is safe to drink and use. We utilize a dual filter system with a water softener system.

Quiet Hours are from 10PM - 7AM. Property is shared with your host Steve and Serena and their two sons. We have a barn onsite with two horses. We are happy to have you meet our horses, Amada and Lucia, just reach out to us. Up to 2 dogs are allowed with pre-paid pet fee of $60 per pet. Pets must be kept off furniture and beds, or additional cleaning fee will be assessed. Pet's must stay on leash while on property and owners must use provided bags to take care of pet waste. We are in a mountain environment and for the safety of your dog and children, it is important that you keep them close! Please respect our neighbors on our private drive. Our property is nonsmoking. *Absolutely NO smoking, vaping, cigars, marijuana inside the home (with exception of the front porch area) due to our wildfire risk. NO parties/events. Any non-overnight visitors must be approved with the owner prior to arrival and must depart the property 10PM to remain in compliance of the Chelan County Noise Ordinance quiet hours of 10PM-7AM. Our septic design is for 2 bedrooms (4 people) and we must take this into consideration when allowing additional day guest. Maximum capacity is limited to 4 people total (including children of any age). RV parking is not allowed unless prior approval is granted from owners/host when booking. Our permit allows for only 4 guest total including anyone sleeping in the RV. Chelan County Code Enforcement enforces this rule. Please keep noise levels down while using outdoor spaces. Please no glass around hot tub. Plastic glasses are provided. :-) We encourage all guest to purchase trip insurance due to our home being in a mountain environment. We cannot guarantee power or internet and occasional experience an outage. Our access road and driveways are maintained for snow, but depending on the storm, access may require all-wheel -drive or chains. We also cannot guarantee amenities such as the hot tub. Our remote location often leads to longer repair scheduling. We ensure compliance with all data privacy laws.
