✨ MANDATORY BOOKING REQUIREMENTS Booking this property constitutes a legally binding contract. Within 24 hours of confirmation, the primary guest must complete our standard safety verification: ✔️ Sign our standard, property-specific Digital Renter Agreement. ✔️ Provide a valid government-issued photo ID matching the reservation name. ✔️ Submit the first and last names of all traveling party members. ✔️ Primary booker must be 25+ years old and present for the entire stay.

A $750 security deposit hold (not a charge) will be placed on your card 2 days before check-in. Door access codes are only activated once all verification requirements are met.

⚠️ MANDATORY RENTER AGREEMENT REQUIREMENT: Booking this property constitutes a legally binding contract. The primary guest is strictly required to electronically sign our standard, property-specific Digital Renter Agreement and submit a valid government ID within 24 hours of booking. Failure to sign the agreement or registering guests found on our private No-Host list will result in the immediate cancellation of the reservation without a refund. ⚠️ PRIVACY & NO-HOST REGISTRY NOTICE: For the protection of our home and neighborhood, we maintain a private No-Host Registry. Any reservation found to be directly associated with, or booked on behalf of, an individual on this banned registry will be subject to immediate cancellation and eviction.

✨ HOUSE POLICIES & BOUNDARIES Violating property policies may result in immediate eviction and termination of your stay without a refund.

✦ MAXIMUM OCCUPANCY: Strictly limited to 8 people at any given time. This includes overnight guests, children (maximum 4 under age 18), and daytime visitors. All non-registered daytime visitors must vacate the property by 10:00 PM. ✦ NO PARTIES: Commercial gatherings, house parties, or unregistered overnight guests are strictly prohibited. ✦ QUIET HOURS: 9:00 PM to 9:00 AM daily. Daytime music and noise must be kept at a reasonable volume that respects our neighbors' peaceful enjoyment of their properties. ✦ SMOKING & VAPING: 100% prohibited inside the house, garage, and lanai. For your convenience, a smokeless ashtray is provided strictly outside the right Lanai screen door. All cigarette remnants must be disposed of in a sealed fireproof container. Violations will result in a $100 exterior clean-up fee or a minimum $500 professional smoke remediation charge. ✦ ANIMAL POLICY: Pets and Emotional Support Animals (ESAs) are not permitted due to property health constraints. Online ESA registrations do not qualify an animal as a Service Animal under federal or platform guidelines. Undisclosed animals are a violation of our house rules and will result in immediate eviction and a professional deep-cleaning fee deducted from your security deposit. Fully trained Service Animals are welcome; we kindly request advance notice to help us prepare our pet-free home for your arrival. Service animals must remain under handler control, cannot be left unattended, and are not permitted on furniture or beds. ✦ TAMPERING: Disabling, covering, or tempering with the Wi-Fi routers, smart locks, utility sensors, or any exterior security device will result in immediate termination of the stay and immediate eviction from the property. ✦ SEPTIC SYSTEM: Only toilet paper may be flushed down the toilets. ✦ PARKING: Please park all vehicles in the paved driveway. The garage and locked owner's closets are strictly private and unavailable for guest use. ✦ ACCIDENTAL DAMAGE: Please report any accidental breakage to the host immediately so we can internally assess repair costs or deposit deductions.

🏊 SWIMMING POOL SAFETY ✦ Use of the swimming pool is entirely at your own risk. ✦ Children under 14 years old must be physically supervised by an adult at all times. ✦ The Pool Safety Fence must remain fully installed and the gate locked when children under 14 are included on the reservation. ✦ Our saltwater pool is seasonally heated from Nov 1 – March 31 up to a maximum of 86°F. During extreme cold weather drops, the system may struggle to maintain top temperatures; no refunds are given for weather-related pool temperature fluctuations.

🎥 EXTERIOR SURVEILLANCE DISCLOSURE For guest safety, weather monitoring during hurricane season, and property protection, this home features exterior-only, motion-activated security cameras that record video only. Cameras are located strictly outdoors facing away from private living spaces to monitor the front entry, driveway, side yards, rear of the property and pool cage area. There are absolutely no cameras inside the home, and audio recording is fully disabled to protect your privacy. Conspicuous physical notices of exterior video surveillance are posted on the property.
