Minimum renter age is 25 years old. Photo IDs will be required for all guests who will be staying. Rental agreement must be signed after booking is approved. Rental agreement is hosted on OwnerRez, a site external to AirBNB.

Maximum of 8 overnight guests, as per local fire marshal restrictions. If more than 8 guests stay overnight, your reservation may be terminated without refund for unused days. You will incur the costs of any fines levied by local authorities for exceeding the maximum guest occupancy. If the guest limit is exceeded, additional visitors will be asked to vacate immediately. Please notify us in advance if friends or family are stopping by to avoid any confusion. A few friends visiting is fine - just please don't violate the local overnight ordinances.

No parties or events are allowed. Violations will result in the immediate termination of your reservation without refund for unused days. You will incur the cost of any fines levied by local authorities due any party or event that violates these rules.

No smoking inside the property. A $250 cleaning fee will apply for any violations.

Two dog maximum, unless arrangements are made with us prior to your stay. A $150 pet fee applies and covers all approved dogs during your stay. No other pets such as cats, birds, or reptiles are allowed. No unauthorized animals.

Only well trained, potty trained dogs allowed, please. You will be responsible for any excessive damage caused by allowed dogs. We provide one dog crate, food dishes, blankets, and toys. It is your responsibility to keep your dog on leash, controlled, and crated as appropriate. Dogs must be crated when you are not in the home.

Small accidents are understandable (hence the extra pet fee). However, any accidents indoors must be cleaned and reported. We supply some cleaning materials for your convenience.

Dog waste in the yard must be cleaned by pet owner. Excessive dog waste will incur a $25 fee. Plastic bags are provided for waste disposal. All dog waste shall be disposed of in the external trash bin.

Documented and trained service animals are allowed without a pet fee. We will require documentation proving the dog is a certified service animal prior to waiving this fee. Emotional support animals DO NOT receive this exception. The $150 fee applies to emotional support animals.

A security deposit of $300 will be collected 7 days prior to your stay. A hold will be placed on your credit card and released 7-10 days after your stay. This will be processed by the Host, outside of any booking platform. We use Stripe, a well known card processor, for your security and convenience.

Quiet hours are 11PM until 8AM daily. You will be responsible for any fines incurred for violations of local ordinances.

While children are welcome, please be aware our home is not child proof. We have no safety features for younger guests, so rent at your own risk. There are no outlet covers, gates, cabinet locks, or other items meant to protect your child common from household dangers. Renting and using the property with children is done so at your own risk.
