HOUSE RULES – HERON BAY / EGRET RUN

NEIGHBORHOOD & BEHAVIOR • This is a quiet, family-friendly neighborhood with a strict HOA and 10 PM noise ordinance. • Parties, large gatherings, or excessive noise are not allowed. • HOA violations may result in a $200+ fine per incident, removal from the property, and forfeiture of the remaining stay. • Not ideal for younger adults looking to party.

SMOKING & DAMAGE • No smoking allowed indoors or on patios. Evidence of smoking will result in a $250–$1,000 cleaning fee, plus any damages. • Report any damage or malfunction immediately so we can arrange for prompt repair or replacement.

TRASH DISPOSAL • All trash must be bagged and placed in the community compactors (located at Heron Bay & Egret Run). • Press the button to activate the compactor. • Household trash only.

SUPPORT DOGS • Support animals are allowed only with valid documentation (less than 1 year old) provided before booking. • Rules: • Must be leashed when outside. • Owners must clean up after their pets. • HOA fines apply for violations.

NOISE CONTROL • Respect neighbors at all times. Quiet hours: 11:00 PM – 8:00 AM. • Avoid loud music, shouting, or disruptive behavior.

GRILL & FIREPIT USE • A gas grill is provided on the back patio. Guests are responsible for propane refills if needed. • Grills must be placed at least 5 feet from the building during use. • A shared grill is also available near the pool area—please clean up after use. • Firepits are strictly prohibited.

POOL ACCESS & RULES

Pool Access Cards: • NP Card: Neighborhood pool (path located near the mailboxes). • CP Card: Saltwater pool near the drawbridge entrance from Hwy 17.

General Pool Rules: • Max 8 guests per unit unless approved in advance by property management. • Pool hours: 7:00 AM – 10:00 PM (April 1 – Nov 30, weather permitting). • No lifeguard on duty—swim at your own risk. • Comply with pool monitors and posted rules. • Smoking is not allowed in the pool area.

State Law & HOA Pool Rules: • No solo swimming • No running, diving, or rough play • No glass containers or food in the pool • No pets in the pool area • No alcohol or drug influence in the pool • Shower before entering • Children under 16 must be accompanied by an adult • Infants must wear “Little Swimmers”—no diapers allowed • Pool furniture must stay on deck and not be reserved • Keep music volume low—headphones may be required • No playing or jumping from running starts • Umbrellas must be closed after use • Dispose of all trash properly

Safety equipment and first aid are available poolside.

PARKING RULES

Driveway Capacity: • Fits 2 vehicles only—do not park on grass (sprinkler damage). • HOA fines for grass or street parking range from $250–$1,000. Vehicles may be towed.

Parking Guidelines: • Park only in assigned driveways or marked spaces. • Street and grass parking is strictly prohibited. • Short-term overflow parking is available in designated common areas. • Long-term parking (21+ days) in common areas is not allowed.

Tag & Tow Policy: • Vehicles in violation will be tagged and towed within 24 hours at the owner’s expense. • Speed limits and stop signs must be observed.

VEHICLE RESTRICTIONS

Prohibited (unless pre-approved by HOA): • Mobile homes, trailers, RVs, tractors • Non-pickup trucks, commercial vehicles • Campers, boats, motorcycles, scooters, golf carts • Unregistered or inoperable vehicles • Vans used as sleeping quarters

Other Restrictions: • No on-site vehicle maintenance or oil changes. • Vehicles must fit within marked spaces without damaging neighboring cars.
