Primary renter must be 25 years of age or older, is required to complete a rental agreement and provide valid ID upon booking and must be staying at the property for the complete duration of the booking.

Must submit a $500 off-platform security hold that will be collected upon signing rental agreement. The card provided MUST be in the name of the primary renter. This will be placed on your card 2 days prior to arrival and released 7 days after departure, if no issues are reported. *This hold is similar to what would be asked of you when checking into a hotel and could be used for items not covered under damage, such as, but not limited to county/permit code violations, late check-outs or excessive cleaning/trash.  *Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits. It is the responsibility of the guest to ensure the security hold is successfully held.

No Parties or Events: This home and neighborhood do not permit parties of any kind. For clarity, a “party” includes: ~Loud music or excessive noise at any time that disturbs the peace of neighbors even outside of quiet hours. ~Bringing in DJs, live musicians, or external sound equipment. ~Groups (even within the max guest count) engaging in excessive or irresponsible celebration. We welcome responsible guests and families who will enjoy the home respectfully. Any violation of this policy will result in immediate removal and $250 fine per occurrence.

Guests with pets will be responsible pet owners and pick up after their dogs ($250 fee if not). Please do not let dogs relieve themselves in the home or outside on the patio/deck or decorative landscaping

Hot tub maintenance occurs before & after each booking and during the middle of a stay that is 5+ nights. *After hours extra service requests are an extra $50 (5pm - 8am).

By booking this home in prime winter months (December to March), you acknowledge that all-wheel/4-wheel drive, chains, and winter preparation are mandatory for access. The driveway is only plowed when snowfall exceeds 4 inches, and requesting extra plowing outside this policy will result in a $300 charge. Please book with the understanding that road and weather conditions can directly impact your travel plans and any fixed-time reservations made for restaurants and activities in Leavenworth.

"Off Grid" Water Source: This home is supplied by a unique creek-fed well system rather than a traditional deep groundwater well. The water is filtered, softened, and safe for drinking; however, because it originates from surface water in the surrounding forested watershed, natural variations in mineral content, color, taste, and odor can occur, especially following rainfall. You may notice a slight yellow tint to the water, which is caused by naturally occurring iron—a common mineral found in private well systems. Iron is not known to pose health risks but can contribute to a metallic taste, and seasonal changes in the watershed may occasionally affect the water's appearance or odor. Local well professionals have confirmed these characteristics are normal for this water source.
