These rules are for your safety, for making the house easy to live in so you can take advantage of everything that is offered, and for maintaining the house and grounds in tip-top shape for all guests to enjoy. • Quiet time is between 10 pm and 8 am.

• No parties. No fireworks. No firearms. No fires other than fireplace.

• No cigarettes, cigars, cannabis, vaping or any type of smoking or drug use on the premises.

• No illegal items or activities.

• No noxious fragrances/odors requiring us to take extra measures to clean.

• The booking guest must be 25 years or older and be staying in the home. We cannot accommodate a group with only people under 25 years old.

• Only the number of guests and pets confirmed on the booking are allowed to stay overnight and on the premises unless otherwise approved ahead of time.

• If there is anything non-functioning, missing or broken during your stay, please alert us ASAP during your stay so we can address it for you and subsequent guests.

• Please do not tamper with or remove the wifi system or any appropriately disclosed security device.

• We are on a septic system like most homes in Bethel. Septic systems are safe and effective but can be more sensitive. Absolutely no flushing of anything other than normal human waste and toilet paper down the toilets. Please use the provided bathroom trash cans for any "flushable" wipes, female hygiene products, make-up removers, contacts, diapers, etc. There is no garbage disposal in the kitchen sink. Only non-oily liquids should go down the drain. Put all other food particles in the trash. Oils and fats should go into the trash.

• Maximum of 2 well-behaved, house-broken, tick/flea-free dogs (must be pre-approved) for a flat, non-refundable fee of $200. Dogs must be crated when unattended. There will be a $100 charge for cleaning up pet waste or excessive hair. Additionally, there is a $500 fee if we find an animal that was previously undisclosed to us. We reserve the right to cancel a booking for animals that are not a good fit for the home.

• Observe fireplace safety rules. The gas fireplace requires NO firewood, just the remote to start it up. Do not put anything in the fireplace (e.g. no wood, no marshmallows, etc.). The surroundings including the glass get VERY hot – all people, animals and things must be at least 3 feet from the fireplace. Fireplace is not available during warmer months.

• Follow the hot tub safety and sanitation rules in this guidebook and posted in the home. Do not tamper with the hot tub other than regular use. Do not mess with the filter system or “try to fix it”. And do not unplug! Please reach out with any questions - we are happy to help!

• The Playhouse with Wave Slide is only for children between 2 and 10 years old. No dogs on the structure, please!

• Children must be supervised by a responsible adult at all times.

• The bunk beds are only for people, no pets. The top bunk is recommended for children aged 6 years and older and for those capable of safely using the ladder. The bottom bunk is suitable for children and adults. The weight limit on the top bunk is 200 pounds. Adult supervision is required!

• If you use the propane grill, please make sure the propane source is shut off and the grill knobs are turned to the off position.

• If you use the outdoor sofa (which we hope you do!), please bring the cushions in the house or cover up with the provided cover if rain is in the forecast. Like all outdoors cushions and throw pillows, they are weather resistant but not weather proof.

• If you need to take trash outside, it should be placed in plastics bags (extras are in the kitchen below the sink) and tightly tied before being placed in the outdoor bins located on the side of the house, under the deck. Please use the bear straps as no one wants to invite bears over to play!

• Clean up spills and crumbs. Do not leave food outside. We are in the mountains, and there are critters and wildlife (e.g. bears, raccoons, deer) who would love your leftovers!

• Checkout time is 10 AM. There is a $100 charge for late checkout without our consent.

• There will be a fine for any excessive cleaning if the home is left filthy with trash everywhere or if there is lingering smoke, drug or other noxious smells.

• Please put major furnitures back to its original location.

• Damaged/destroyed/stolen linens and towels will be charged to you.

Violations to any house rule without a specified dollar amount will incur a $500 fee for each violation plus any damages.
