1. You must give permission to the property manager or owner to use a third party to verify your identity and check criminal databases to confirm your reservation. Complete terms regarding guest verification can be provided by the owner. You will receive an email to complete your screening. Please check your spam inbox for this email and contact the owner if you have any questions.

2. You are required to sign our rental agreement and provide a copy of your government-issued photo ID within 48 hours of booking in order to finalize your booking. An email will be sent to you with the link to sign the agreement.

3. All guests must be over 21 or in the care and custody of a parent, guardian, or chaperone. The booking guest must stay in the unit for the entire duration of the reservation.

4. Miscellaneous Charges

Violation of any of the aforementioned house rules may result in the immediate cancellation of your reservation without a refund and/or the involvement of the Air BnB Resolution Center to collect any of the following fees:

     $200/day for evidence of smoking/vaping in the property (violates the no 
     smoking rule)
     $200/day for evidence of unauthorized pet entry + $475 additional 
     cleaning fee(violates no pet rule)
     $100/hour or fraction of an hour beyond check-put (late check-out fee); 
      early check-in per hour may be charged, case-by-case basis
     $500 fee for an unauthorized disruptive party (host reserves the right to 
      cancel without refund as well) (violates no parties or events rule)
     $50 fee per night per additional guest for guests who misrepresent the 
      size of their party at booking.

NOTE ABOUT BUGS AND ANIMALS: The Blue Ridge mountains are a wild and beautiful place. Our home is situated at above 3500 feet in a 100 acre community with a 22 acre lake, a rushing stream (both great for catch and release fishing), and lots of open space. You WILL see wildlife - including deer, snapping turtles, rabbits, and very occasionally a bear. There WILL be insects, even though the home gets regular pest control treatments. This is what we love about the home - it is a peaceful oasis in nature. But you will see nature - please be aware.

Why do we have to sign a separate rental agreement?

Many of you may have seen stories in the news about huge vacation rental parties. These are prohibited by the platforms and our house rules but are hard to prevent. To prevent these we do a little extra screening and provide some incentive to make sure our guests are aware of our rules and have appropriate expectations.

How many cars can I bring?

We do not have a specific number of cars allowed per booking. There is a driveway in front of the house that fits two cars side-by-side if carefully parked, and more if parked tandem.

Do you have a grill?

We have a gas grill that operates on propane.
