If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back. Those are the basics.
You are required to fill out an online rental agreement and submit a picture ID with that. The rental agreement is a requirement of Kihei Akahi and our Homeowner's Insurance. You wil also be required to do a face to face check in wher you present you ID when checking in at the property. Below is a copy of the rental agreement.

Terms and Conditions
- Security Deposit:
• The Guest(s) agree to provide a security deposit of $300.00. The security deposit will be returned within [Insert Number of Days] after check-out, less any deductions for damages or additional charges incurred during the stay.
- Cancellation Policy:
• Cancellation by Guest(s): Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
- House Rules and Restrictions:
The Guest(s) agree to the following house rules and restrictions:
• Maximum Occupancy is 6 people.
• Check-in Policy:
For check-in at Kihei Akahi, please note the following guidelines:
• Office Hours: Check-in must be done at the office during office hours, which are from 8 am to 4:30 pm daily. Kihei Akahi has their own check in forms that need to be signed.
• After-Hours Check-in: If you arrive after office hours, you will be able to access the rental unit using the door code provided. However, it is mandatory to check-in at the office within 24 hours of your arrival.
• Consequences of Late Check-in: Failure to check-in at the office within 24 hours may result in a fine of $50 per day.
• Parking Pass: If you have brought a vehicle with you, the office will provide a parking pass for your designated parking space during the check-in process. If you need additional parking passes are available for $5 per day.
Please ensure compliance with the check-in policy to ensure a smooth and enjoyable stay. If you have any questions or require further assistance, please feel free to contact the office.
• No Smoking Policy:
• Smoking is strictly prohibited inside the vacation rental unit, including all enclosed areas such as bedrooms, living rooms, bathrooms, and balconies. This policy applies to all guests, and visitors.
• Outdoor Designated Areas: Smoking is only permitted in the designated outdoor areas specified by the Kihei Akahi complex. These areas will be clearly marked and should be used responsibly and respectfully to avoid any inconvenience or disturbance to other guests.
• Compliance: Guests are expected to comply with the no-smoking policy and respect the comfort and well-being of all occupants of the vacation rental and the Kihei Akahi complex. Any violations may result in penalties, fines, or immediate termination of the rental agreement without a refund.
• No Pets: Please note that pets are not allowed in our vacation rental. We have implemented this policy to ensure a clean and allergen-free environment for all our guests. We appreciate your understanding and cooperation in adhering to this policy.
• Pool & Outdoor BBQ Hours:
Please take note of the following hours for pool and outdoor BBQ usage:
• Lower Pool: The lower pool, situated in front of the condo parking space, opens at 8 am and closes at 9 pm.
• Upper Pool: The upper pool opens at 9 am and also closes at 9 pm.
• BBQ Grills: BBQ grills are conveniently located at both pools and follow the same hours of operation policy.
Kindly adhere to these hours to ensure a pleasant and enjoyable experience for all guests.
• Quiet Hours: Quiet hours are 10:00 pm to 8:00 am daily. That does not mean you need to tiptoe or, whisper. It does mean you need to realize that you're staying in a condo and keep noise at a level where everyone can enjoy a peaceful night's sleep. Please turn any electronic devices that emit sound down during quiet hours. Also, please refrain from using the dishwasher, washing machine, or, dryer during this time. Maintaining a good relationship with our neighbors is important to us. We appreciate your following the "house rules" during your stay.
• Parking: Your parking spot is #30 which is located in front of the lower pool on the opposite side from the office. When you park the building will be right behind you. Please make sure to check in and get a parking pass.

By accepting this vacation rental agreement, you acknowledge and assume all risks associated with your stay, including but not limited to activities within the condo, on the property, and outside activities. This includes assuming responsibility for the safety and well-being of yourself, as well as any accompanying guests, including children.
• Property Use: You understand and agree that the use of the condo, property facilities, and any amenities provided, such as beach equipment, is at your own risk. The property owner and its representatives shall not be held liable for any injuries, accidents, or damages that occur as a result of the use or misuse of these amenities. It is your responsibility to ensure the safety and supervision of any accompanying guests, especially children, while using these amenities.
• Beach and Ocean Activities: Engaging in beach and ocean activities, including swimming, snorkeling, and surfing, involves inherent risks. You assume all responsibility and liability for any injuries or incidents that may occur during these activities, both for yourself and any accompanying guests, including children. It is recommended that you adhere to all safety guidelines, use proper equipment, and exercise caution while participating in such activities.
• Pool Use: Kihei Akahi has two outdoor swimming pools, you understand that pool use carries inherent risks. You are responsible for your safety and the safety of your guests, including children, while using the pool. The property owner and its representatives shall not be held liable for any injuries, accidents, or damages that occur as a result of the use or misuse of the pool. It is essential to supervise children at all times and ensure compliance with pool safety rules.
• Guest Responsibility: As a guest, you are responsible for your own safety and the safety of your accompanying guests, including children. It is your responsibility to exercise caution, act responsibly, and abide by all rules, guidelines, and warnings provided by the property owner or its representatives. This includes ensuring the appropriate supervision and safety measures are in place for any children in your care.
• Third-Party Activities and Services: The property owner and its representatives are not responsible or liable for any injuries, accidents, damages, or losses incurred during activities or services arranged or provided by third parties, including but not limited to excursions, tours, or transportation services. It is your responsibility to exercise caution and assess the safety measures of any third-party activities or services before participating, especially when children are involved.
• Indemnification: You agree to indemnify and hold harmless the property owner, its representatives, and affiliates from any claims, damages, losses, or expenses, including legal fees, arising from your use of the vacation rental, property facilities, amenities, or engagement in any activities during your stay. This includes claims related to injuries or damages suffered by yourself, your accompanying guests, or any third parties, including children.
Agreement Acceptance and Disclaimer
Please note that this agreement and liability policy is a binding agreement. By booking with us, you acknowledge that you have read, understood, and agreed to the terms and conditions outlined in this Vacation Rental Agreement.
