MINIMUM AGE: The minimum age of the primary renter is 25 years old. The primary renter is the responsible party for the reservation and is to be on property during the reservation period. RENTER AGREEMENT: The primary renter will be required to sign a rental agreement provided by the host, as well as upload a copy of a government issues ID, within 48 hours of booking. Failing this, the reservation will be cancelled. SECURITY DEPOSIT HOLD: We require a $500 security deposit hold that will be placed 48 hours prior to arrival and that will be released within 7 days after check-out. We reserve the right to withhold the Security Deposit after expiration or termination of Guest’s tenancy, and to deduct from the Security Deposit hold costs for extraordinary expenses or damages including, but not limited to, damage to the property, loss and/or misuse of personal property, excessive laundry and/or cleaning, or staining of linens/towels/rugs/furniture. If expenses and/or damages exceed the amount of the Security Deposit, Guest shall be required to pay additional fees to restore our home to its pre-rental condition within ten (10) days of your receipt of additional billing. MAX OCCUPANCY: There is a maximum occupancy of 8 (10 for @TheDome) guests at all times. Please make sure to account for all adults and children, including infants, in your count. A $200/person/day fee will be incurred for violating this rule. Please provide names and ages (if under 18) of all guests. The person making this reservation is responsible for the behavior of ALL guests. Please have all guests review and agree to these House Rules prior to booking. BUNK BED(S): The maximum weight capacity of the upper full bunk is 220 lbs per the manufacturer; no one under 6 years old should be allowed on the top bunk. The maximum weight capacity of the lower beds is 350 lbs and the max weight on the trundle bed is 220 lbs. NO SMOKING: Absolutely no smoking of anything on the property. There will be a $1,000/occurrence fine for violation. No illegal drugs of any kind are allowed on property. PET POLICY: We LOVE dogs and recognize their importance to our families. That being said, our property cannot accommodate, more than a max of two non-aggressive-breed dogs for an extra $100/dog/stay fee to cover wear and tear. The pet fee does not cover damage done by the dog. Dogs must be well-behaved and are not allowed on furniture (please bring a dog bed for convenience). Dogs must be crated if left home alone and we highly recommend they be leashed when outside. Our proximity to nature allows for the possibility of wild animals nearby. Please be courteous of our neighbors and following guests and pick up after your dog; failure to do so could add to your cleaning fee. No cats allowed. QUIET HOURS: Please be courteous, voices can carry to our neighbors’ home, so we ask that quiet hours be respected. Please no loud music or voices after 9pm or before 7am.

@TheLake PROPERTY ONLY: GARAGE DOOR OPENER: The garage door opener is on the credenza in the entrance foyer. Failure to leave/return the opener will incur a $75 charge. HOT TUB/PIER: THERE IS NO GATE AROUND THE HOT TUB BUT IT IS COVERED. PLEASE BE AWARE IF YOU HAVE SMALL CHILDREN The pier and dock do not have railing. It is recommended that children wear flotation devices when playing on or around the pier or lake wall. * Due to the current drought and low lake levels the pier is high above ground and extreme caution should be used when entering the pier/dock area. You are responsible for the safety of guests, children, and yourself around all water (and current non water) areas.*

@TheDome PROPERTY ONLY: The hot tub is covered; there is no fencing around the pool nor the hot tub. It is recommended that children wear flotation devices and have direct adult supervision when playing near the pool/hot tub. You are responsible for the safety of guests, children, and yourself around all water areas.

BY CONFIRMING YOUR RESERVATION AND CHECKING IN TO OUR HOME…you agree that you are not entitled to, nor will you seek, compensation of any type, including partial or complete refunds for any such disclosures as listed above.
