Smoking, in any form, and vaping are not permitted on the property. Costs for remediation from violations start at $425 and actual costs will be charged to guest.

Pets are only accepted at specific properties where it is clearly described in the listing. Our other properties are unable to accept pets due to HOA rules. At properties where pets are prohibited, violations will incur a $600-$900 housekeeping and allergen remediation fee for any violation and be responsible for any potential fines from the HOA, regardless of when they are received..

Parties and/ or events are prohibited by Airbnb, the HOA, and by owner.

Drugs and illegal activities are not tolerated and will be reported.

Primary Guest must meet the minimum age requirement to reserve, rent, and must be present during the entire stay.

Rental Agreement signed by Primary Guest, a valid government photo ID, and a credit card for the required security deposit with host are required. All names used must match.

Reservations made under false pretenses will be deemed cancelled by Guest. Access to property will be terminated and, if stay has commenced, guest will be required to vacate the property immediately.

Be sure you have read and understand the terms of the cancellation policy.

Guests are required to notify us of any breakage or loss at the time it is known. It is usually covered by our damage insurance, but if it is a large loss (e.g. broken TV), non-accidental, or involves linens, we should agree on reparations before your departure. If left for us to find after you depart, guest will be 100% responsible and there may be rush or emergency service fees to rectify it before the next guest. Those types of charges are not covered by insurance and will be charged to the Primary Guest.

No occupancy above the stated limit or the number of guests on the booking at ANY time. The number of guests in the booking and Rental Agreement must include ALL adults and ALL children - regardless of age.

No refunds for weather or weather impact, road conditions/closures, utility service interruptions, local/regional/national health emergencies, or acts of God. Purchase Travel Insurance to possibly provide this coverage if you have concerns ⏤ especially during months of intense tropical or winter weather. See Renter Agreement for further details and exclusions.

In the event of mandatory evacuations or natural emergencies as declared by government authroities, guests are required to follow all instructions from authorities.

Do not disconnect or relocate any electronics (TVs, DVD players, game consoles, chargers, etc.). - doing so may necessitate a 3rd-party technician service call to restore the items to their proper condition and status for the next guest. Those costs will be charged to the Primary Guest and start at $225.

No open fires, flames, or candles, gas grills or charcoal grills are permitted at the home at any time.

The home may contain such items as a pack-n-play, high chair, gates, condiments, and other items. Your use of them is at your own risk. Only you are in a position to determine if they are safe and appropriate to use for you and your circumstances.

Owners reserve the right to install and operate video recording devices or image capture/image recording devices anywhere outside of the dwelling, for the express purpose of improving security of the property, driveway, entryway, parking, dwelling and its contents and enforcing occupancy/pet rules. By signing the Rental Agreement and/or making payment for the reservation Guest acknowledges his(her) awareness of presence and active recording and operation of such devices on the property, and consents to possibility of Guest’s (and their party) images and/or audio being captured, on behalf of him(her)self and the entire Guest’s party. No video devices will have an interior view.

Owners utilize Airnnb-approved noise monitoring devices on the property. These devices do not record audio and only measure and monitor noise levels, occupancy, environmental factors, and alarm monitoring.

Guests are responsible for leaving the home in general good condition. This includes removing trash to the appropriate receptacle, cleaning any excessive dirt/sand, taking care of spills, and following the easy checkout instructions.

Guest concerns and/or complaints should be in writing and on the Airbnb platform, contemporanously with any issue, AND prior to departure, allowing the Owners sufficient time to document and undertake reasonable corrections.

Violations of rental policies, occupancy, pet and house rules, or Rental Agreement conditions will result in immediate termination of stay with no refund of any kind and forfeiture of Rental deposit.
