****We love a good party but not here! NO parties or gatherings! No bachelor/bachelorette parties, bridal showers, baby showers, etc. Ring doorbell at the front porch and a noise level monitor in property. If there is a party or gathering in the home, you will be asked to vacate the property immediately and be responsible for any damage and extra cleaning charges. If the cops are called a $300 fee will be billed to guest to compensate for the time involved remediating the situation with neighbors and the police.

*No smoking! If the home smells of any kind of smoke a $300 fee will be billed to guest.

*Check out is at 10:00 AM. This is very important for turnover for the next guest. If checkout has not occurred by 11:00AM without prior approval, an extra fee of the current nightly rate will be charged; this does not grant or pay for another night. Automatic lock codes are deactivated at check out time.

*Guest is required to sign a rental agreement.

*We love dogs! They are allowed but they do require extra cleaning. There is a $150 non-refundable fee which covers the extra deep cleaning required to eliminate all hair and smells for the next guest.

*You understand this is a large wooded yard, fenced but could have areas in the back where the brush is very thick with some areas of fence damage. We try to walk as much of it as we can regularly but if your dog is the type of dog that will go through thick brush and find an open hole this might not be the best property choice for you.

*Any pet damage to the home will be billed to the guest.

*Please pick up you dog poo in the yard and place in designated bags. Not doing this will result in a $100 fee to have a company come take are of this.

*NO cats (owner and housekeeper have severe allergies to cats)

*No extra guests allowed without prior approval.

*Quiet time is 10pm to 7am. Please respect the neighbors and remember this is a family neighborhood.

• Property has one Wi-Fi ring doorbell camera. The camera captures the front walkway and part of the front yard. The camera records audio and visual per motion sensor and operates 24/7. Host can access camera via ring app at any time. There are no cameras on the interior of the building.

*You understand there is a small step-up on the front porch and a small step-down inside just past the front door. Reflective tape has been placed on step-down to draw attention to it.

*You understand the fireplace is non functional. Using the fireplace could result in a fire to the home.

*MANDATORY monthly cleaning fee required for all stays over 30 days. Cleaning scheduled every 30 days to maintain condition of property.

*You understand this is Florida and you may see a bug or two. The home has regularly scheduled pest control services but seeing a bug in a home in Florida is possible. Usually you will see a dead one that has come in from outside and fell to it's pest control fate. There are many trees in the backyard and bugs/lizards come along with that.

*You understand that pest control and lawn service companies may enter through the gate to the backyard with or without notice for regular maintenance. They are not always able to give notice depending on their schedule but their services should only take about 30 minutes and doesn’t require entry inside the home.
