Smoking of any kind is not permitted anywhere on the property. Violations or cigarette/cigar butts in the landscaping will incur a clean-up charge that starts at $325.

We can only accept one dog, up to 50lbs in weight. Please submit breed and description as our insurance carrier has restrictions we must adhere to. There is an added fee that should be automatically included if booking was done correctly. Dogs are not allowed on furniture; must be in a crate/kennel if left alone; are not allowed to be unattended on porch or decks or in the pool area; and must be housebroken and up-to-date with vaccinations. A current "flea prevention treatment" is also required.

NO house parties, events, or school/youth groups. We are not a "party house" and if any such thing should occur, you will be asked to leave immediately with no refund, forfeiture of the security deposit, and responsible for any and all costs involved with returning the property to its original condition.

Third-party rentals are not acceptable under ANY circumstances.

No occupancy above the stated limit or any unauthorized guests at ANY time.

A $500 refundable security deposit, handled as a “hold” on a credit card, is required for all bookings.

Primary renter must meet age requirements, sign our renter agreement, provide us with a copy of a valid government ID, supply a credit card for the security deposit "hold", provide list of guests names and ages, and be present during the booking period. The same person must complete all of these and the payment card must be in their name.

Reservations made under false pretenses will be deemed canceled by Guest and Guest and everyone in their party will be denied entry to the property; if Guests are already checked in, their stay will be terminated and they will be required to vacate the property immediately. No refund of any kind will be given under such circumstances.

Be sure to read and understand the cancellation policy.

There are no refunds for weather, road conditions/closures, utility service interruptions, appliance issues, or acts of god. Purchase Travel Insurance to provide this coverage if you have concerns ⏤ especially during months when inclement weather may occur weather. This is what Travel Insurance is for.

Do not disconnect or relocate any electronics (TVs, DVD players, game consoles, chargers, etc.) or reconfigure cables. Doing so may necessitate a technician service call to restore the items to their proper condition/configuration for the next guest. An additional $175 fee will be charged for their first hour, with an additional hourly $75 fee. All associated costs with replacement of missing or altered configurations of electronic devices and any associated repair fees will be charged to the guest.

Thermostats should be set no lower than 67 for COOL and no higher than 76 for HEAT. Do not set them outside of these temperatures.

Exercise extreme caution around the pool. Do not permit minors to be in or around the pool unless accompanied by a responsible adult. No horseplay, running, jumping, or diving. Use toys and accessories at your own risk. Guests are not permitted to alter the pool equipment settings or configuration. Absolutely no glass is permitted in the pool area.

If the home contains such items a pack-n-play, high chair, condiments, and other items. only you are in a position to determine if they are appropriate and safe to use.

Walton County regulations strictly limit our garbage capacity at two 96-gal cans. Trash must be bagged and fit inside the cans with lids closed. No trash on ground or next to cans is permitted and Walton County reserves the right to issue fines for violations.

Guest concerns and/or complaints should be in writing by Airbnb message within 24 hours of discovery, and prior to departure, allowing the Owners sufficient time to document and undertake reasonable corrections. No accommodations will be made outside of these circumstances.

Violations of rental policies may result in immediate termination of stay with no refund of any kind and forfeiture of the security deposit.
