We are experienced hosts with a strong background in hospitality, and we look forward to welcoming you. However, we have a strict Zero-Tolerance Policy for Noise.

Quiet hours begin at 9 PM, and any group found disrupting the peace will face immediate eviction. A noise monitoring system is in place, and excessive noise will trigger enforcement, including possible police intervention.

By booking and staying at Monti Giordani Properties ( Casa Ladrillo Inclusive ) you acknowledge that you have read, understood, and agree to these Terms and Conditions.

NOISE CONTROL POLICY:

We kindly remind our guests to maintain noise levels at a considerate volume to avoid disturbing neighbors and other guests in nearby units. Please be aware that Casa Ladrillo is equipped with a noise monitoring system that alerts us when noise exceeds a certain threshold.

If noise levels continue to be disruptive, we reserve the right to contact you directly at any time, asking you to reduce the noise. Should this issue persist, we may involve Airbnb or, in extreme cases, the system is set up to notify 911 automatically.

We urge you to respect these guidelines to prevent such measures from being necessary. Please note that quiet time begins at 10 PM, regardless.

1. Events:

   • Events are permitted with prior approval from the property manager. Only events permitted by the property manager is allowed to hold at this home , by event we mean parties etc. Please note that Additional documentation and fees apply. Contact any of our representatives or the property manager for details. Any guest in violation of this "Event Rule" shall risk cancellation of their stay without refund.

2. NO SMOKING , NO DRUG USE:

   • Smoking is not allowed inside the house. A designated smoking area with an ashtray is located on the front entrance. The property is equipped with sensitive smoke detectors. Guests smoking in non-designated areas (rooms, inside the house, balcony, rooftop patio) will face immediate cancellation of their stay without a refund and a fine of $2000 , This policy ensures the safety of all guests . Additionally ,We kindly and politely remind all guests that the use of recreational (street) drugs is strictly prohibited on these premises.

• Any guest found using or possessing recreational drugs will have their stay immediately cancelled without a refund.
• Legal action will be pursued, and Airbnb will be notified of the violation.
• A fine of $2000 will be imposed on the defaulter.

This is a NO DRUG USE BUILDING. Your cooperation in maintaining a safe and respectful environment is greatly appreciated.

3. Pets:

   • We love animals and support animal rescue organizations. In fact, we have donated to animal rescue and shelter agencies in all the cities on the three continents where we have properties. While we don’t charge pet fees, we may request an extra cleaning or damage fee after check out if your pet made a mess of the property and was not cleaned up afterwards. we ask guests to respect the property and clean up after their pets. Pets are limited to cats and dogs ONLY, with a total of two pets allowed (either two cats, two dogs, or one of each).

4. Cleaning:

   • We do not charge cleaning fees. Cleaning within the first three days of your stay is optional. For stays longer than five days, cleaning is required every five days. Contact the property manager to schedule a convenient time. Please we kindly ask guests to kindly clean up after themselves.

5. Complimentary Services: COMING SOON.

   • We provide complimentary services like wine and souvenirs. The property manager will inform you of the complimentary items , please note this service will be effective as from September 2024 . Taking items not designated as free will be considered theft and reported to law enforcement and Airbnb. The Books , wines , Magazines are not to be taken or moved from their location .

6. Use of Equipment:

   • Before using equipment in the gym, kitchen, rooftop patio, etc., scan the QR codes for instructions. QR codes bearing instructions are strategically placed on equipment and certain Locations . Report any damage immediately to the property manager. Costs for replacements and installations will be borne by the guest.

7. Maintenance and Furniture:

   • Do not perform any maintenance work or move furniture. If you have specific needs, we will accommodate them within reason. PLEASE DO NOT MOVE ANY FURNITURE IN THE HOUSE TO ANOTHER SPOT. Failure to Adhere to this will lead us to making a report to Airbnb to reclaim the cost of having people arrange the furniture the way it was.

8. Safety for Kids and Pets:

   • Stair gates are provided for safety. Follow QR code instructions for their use. Our stove is gas-powered; learn proper usage via the QR code in the kitchen. The same applies to gym equipment.

9. Olfactory and Light Branding:

   • We use specific scents and lighting to enhance your experience. If you have any sensitivities, please inform the property manager.

10. Fire Safety:

    • Fire extinguishers and first aid kits are available. Muster Point is right outside the building located on the left side of the fence once you make your way out of Casa Ladrillo . Their locations are shown in our 3D tour on our website and in Airbnb photos. Familiarize yourself with their locations. In case of an emergency, dial 911 immediately.

11. Noise:

    • Noise detectors are installed to monitor noise levels, not conversations. They are placed in non-private areas. Excessive noise will trigger alerts, and if it continues for more than 5 minutes, your stay may be canceled without a refund.

12. Aquarium:

    • Do not feed the fish or change the water in the aquarium. Keep pets away from the aquarium to avoid harm to the fish.

13. Rooftop Patio:

    • Children under 18 must be supervised by an adult on the rooftop patio. One adult for every three minors is recommended. The maximum occupancy is 10 people. No dancing or jumping is allowed. Please do not tamper with the cameras on the rooftop patio. This constitutes ground for immediate termination of stay and immediate expulsion from our property.

14. Cameras:

    • Again please X Do not tamper with the rooftop patio cameras. They are there for your safety. Review our camera disclosure statement on Airbnb and our website. If guest are found tampering with the camera it will lead to immediate termination of stay and expulsion from our building.

15. Restaurant Partnerships:

    • We have partnered with over 100 restaurants in Calgary to provide complimentary meals. Terms and conditions apply, and this offer may end at any time.

16. Check-In:

    • Our self-check-in system uses a code. If you are locked out, contact the property manager for the manual key location. Avoid repeated incorrect code entries to prevent triggering the alarm system.

17. B . Check out time is 11am. A late check out fee is $200 , please in order not to incur these charges kindly adhere to check out time and follow instructions, if any unforeseen circumstances arises and demands that you extend check out time please you must contact the property manager atleast an hour before check out (11am).

18. Liability and Insurance:

    • Casa Ladrillo is not responsible for any accidents, injuries, or illnesses that occur while on the premises. We are also not responsible for the loss of personal belongings or valuables. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

19. Emergency Contacts:

    • In case of an emergency, dial 911 immediately. For non-emergency issues, contact the property manager. First Aid boxes are available as well as fire extinguishers , find time to scan the QR Codes on how best to use those .

20. Respect for Neighbors:

    • Please be respectful of our neighbors. Casa Ladrillo is located in a fast growing modern neighborhood where tranquility is very much a hallmark , This is one of the many reasons we chose to situate this home in this area , so kindly respect the neighbors . Any disturbances reported by neighbors may result in the termination of your stay without a refund. Note also that we have noise detectors in open and common areas of the noise to detect sounds (noise) above certain threshold (decibels) , these devices are not in private areas nor do they record conversations , we value the privacy of our guests immensely however any disruptive noise above 5minutes will result in the system triggering a warning system to our security providers and the property manager and this may result in cancellation of guest stay without refund.

21. Parking:

    • Parking is available as indicated in your reservation details. Please ensure you park in the designated area and do not block driveways or other vehicles. One designated free parking is located just in front of the entrance of this house , you will see the sign on where to park please endeavor to park at that one spot and not on the neighbors , additionally , ample free street parking is available as well at the front of the house (Be mindful of the fire hydrant on the street , if you park a certain meters close to it , you will be given a ticket by the city )

PLEASE NOTE :

Grill Use Policy:

(1A) Please do not use the grill on the patio without first seeking approval from management. The grill is connected to a gas feed, and for safety reasons, it's important that only those who are properly informed and approved connect to the gas supply.

(1B) The grill is available for guest use with prior approval. After using the grill, it must be thoroughly cleaned and wiped down to its original state. If the grill is not cleaned after use, a cleaning fee of $200 will be charged to your account via Airbnb. This policy is in place because it takes our professional cleaners up to three hours to clean a messy grill.

There is a $200 charge for every additional guest above the maximum number of guests Casa Ladrillo can host , this is a City of Calgary penalty (The City penalizes hosts for hosting more than the approved number of guests for short term rentals) .

There is also a $200 charge for every additional pet above the number of pets allowed which is two (2) and can be 2cats or 2 dogs or a cat and a dog but must not exceed 2 . We limit Pets to Cat and Dogs only and no other pet is allowed other than those, violation of this rule will result to immediate cancellation of your stay with no refund.

3: Please clean after your pets (furs etc) . As much as we do not charge pet fees but if there are extra cleaning required because of presence of pets we will charge the client a $200 fee for extra cleaning as required. Please kindly adhere to these guidelines.

Security Reminder

For your safety and privacy, please do not open the door for anyone unless you know who they are or are expecting them.

This property contains multiple independently operated short-term rental units. While we provide every guest with detailed arrival instructions directing them to the correct accommodation, guests may occasionally make an honest mistake and approach the wrong unit.

Please keep your door locked at all times and only admit individuals whose identity you have personally verified. If anyone unexpectedly knocks on your door or attempts to gain entry, do not open the door. Instead, contact us immediately so we can verify the situation.

Guests are responsible for exercising reasonable caution when granting access to the property. We cannot accept liability for any unauthorized entry resulting from a guest voluntarily opening the door to an unknown or unverified individual.

Terms and Conditions for Monti Giordani Properties

Effective Date: AS OF TIME OF BOOKING AND CHECK IN

By booking and utilizing our properties, you agree to the following Terms and Conditions ("Terms"). Please read them carefully.

1. Acceptance of Terms By making a reservation and staying at any Monti Giordani property, you ("Guest") agree to comply with and be bound by these Terms. If you do not agree to these Terms, you must not proceed with your reservation.

2. Reservations and Payments

• All OFFLINE bookings require a valid credit card and a deposit, which may be non-refundable. The deposit might be waived in certain circumstances provided the guest provides valid Liability Coverage Insurance. Certain bookings flagged as high-risk by our team and system may require both the security deposit and liability coverage insurance.

• Full payment is required prior to check-in.

• Guests must provide valid identification and proof of liability insurance upon check-in. Guests will not be allowed to check in if they fail to provide any of these requirements (Valid ID, Security Deposit, and/or Liability Coverage Insurance). Guests who fail to provide these will not be allowed entry, and there will be no refund. NO 2 here IS FOR OFFLINE BOOKINGS OFF AIRBNB

3. Guest Responsibilities

• Guests must adhere to all property rules and policies.
• Guests are responsible for all individuals in their party and must ensure that all individuals comply with these Terms.
• Guests agree to keep the property in good condition and are liable for any damage caused during their stay.
• The maximum number of guests allowed to sleep at the property at any time is eight (8). Exceeding this limit without prior authorization will incur a fee of $100 per additional guest above the approved occupancy.

4. Liability Waiver and Indemnity

• By agreeing to these Terms, the Guest waives any claims against Monti Giordani Properties, its owners, employees, and agents for any injury, loss, or damage incurred while on the property, including but not limited to accidents, health issues, or theft.

• The Guest agrees to indemnify and hold harmless Monti Giordani Properties, Casa Ladrillo, and all associates and subsidiaries from any claims, damages , loss or liabilities arising from their use of the property.

5. Noise Monitoring and Security Measures

• Monti Giordani Properties employs a noise monitoring system that will dial 911 if excessive noise persists for more than five (5) minutes. Guests must maintain noise levels to a minimum to avoid immediate removal from the property without refund.

• Security cameras are in operation on all exterior areas of the property to ensure guest safety and security. Guests consent to the presence of these cameras and understand that recording may occur in public areas.

6. Non-Disclosure Agreement (NDA)

• Guests agree not to disclose any proprietary information or trade secrets related to Monti Giordani Properties. This includes, but is not limited to, internal policies, business strategies, and operational processes.
• Any breach of this NDA may result in legal action.

7. Prohibited Activities

• Smoking inside the property is strictly prohibited.
• The use of street drugs or engaging in criminal activities on the premises will result in immediate removal from the property without refund.
• Loud parties or gatherings are not permitted.
• Adult filming and commercial filming or activities without prior authorization are strictly prohibited.

8. Damage and Theft Policy

• Guests are responsible for reporting any damage or theft to property management immediately.
• Monti Giordani Properties reserves the right to charge the Guest's credit card for any damage, theft, or necessary cleaning beyond normal wear and tear.

Damage to Monti Giordani Properties refers to any alteration, harm, or deterioration caused to the property or its contents during a guest's stay. This includes, but is not limited to:

1. Physical Damage: Broken furniture, fixtures, appliances, or any structural elements of the property.

2. Stains and Marks: Significant stains on carpets, upholstery, or walls that cannot be easily cleaned or removed.

3. Theft : Removal of property belonging to Monti Giordani, including linens, kitchenware, or decorative items.

4. Neglect: Damage resulting from improper care or misuse of the property, such as leaving windows open during bad weather or failing to report issues promptly.

5. Environmental Damage: Damage caused by guests' actions, such as smoking inside the property or causing water leaks.

Guests are responsible for any damage incurred during their stay and may be charged for repairs or replacements necessary to restore the property to its original condition. 8B : For your safety and privacy, please do not open the door for anyone unless you know who they are or are expecting them.

9. Termination of Stay

• Monti Giordani Properties reserves the right to terminate a Guest's stay for any violations of these Terms, including but not limited to excessive noise, illegal activities, or failure to comply with property rules.
• In the event of termination, no refunds will be issued and we are not responsible for providing alternative accommodation .

10. Governing Law These Terms shall be governed by and construed in accordance with the laws of the Federal Government of Canada and Province of Alberta , Any disputes arising out of or relating to these Terms shall be resolved in the courts of the Province of Alberta .

11. Changes to Terms Monti Giordani Properties reserves the right to modify these Terms at any time. Guests will be notified of any changes, and continued use of the property constitutes acceptance of the modified Terms.
