This Agreement governs the rental property from this Airbnb listing, managed by Mosaic Getaways LLC (“Mosaic,” “we,” or “us”) on behalf of the Property owner (“Owner”). This Agreement is between Mosaic Getaways LLC and the booking guest (“Renter,” “you,” or “your”). By booking the Property, you acknowledge that you have read, understood, and agree to all terms, conditions, and policies in this Agreement. This Agreement applies to any modified reservation dates.

1. Responsible Renter You (“Renter”) must be at least 25 years old and will occupy the Property for the full stay. All other guests (“Occupants”) must be family, friends, or responsible adults over 25, or minors accompanied by a parent or guardian. The Renter agrees to maintain the property in a clean, orderly condition and leave it in substantially the same condition as upon arrival. You are responsible for the actions and compliance of all Occupants.

2. Booking & Payment Your reservation is confirmed once payment is received and Mosaic has issued written confirmation. Signing this Agreement finalizes your acknowledgment of all terms. You authorize Mosaic to charge your card for all reservation fees.

3. Good Neighbor Policy Treat the home with care and respect. Keep noise minimal between 10pm–8am, follow parking instructions, and lock all doors and windows when away or checking out. Behavior resulting in complaints, damage, disruption, or broken house rules may result in removal without refund.

4. Occupancy Limit The number of people on the Property (including infants and visitors) may not exceed the posted maximum in the listing for this property. Exceeding occupancy ends the rental immediately with no refund.

5. Prohibited Activities Smoking/Vaping/Drugs: Not allowed anywhere on the Property. Evidence of smoking or drug use results in eviction and a $1,500 minimum remediation charge (or actual cost if higher).

Events, Commercial Use, or Extra Structures: No parties, weddings, tents, trailers, RVs, or commercial filming without prior written approval.

Pets: Only permitted if explicitly allowed in the listing or written by Mosaic. Fees apply and must be paid prior to stay. Any damage caused by pets will be charged back to you.

Fireworks, Fire Pits, or Open Flames: Prohibited unless provided and clearly listed as an amenity.

Illegal Activity: Strictly forbidden, including unlawful internet use.

6. Temporary Stay Only Your stay is short-term and not a permanent residence.

7. Damage & Charges If needed, you authorize Mosaic to charge for:

Any damage or loss caused during your stay; Excessive cleaning fees Policy violations or fines issued by authorities or HOAs Late check-out (up to one night’s rent)

Missing or misused amenities, unplugged systems, or improper trash handling ($100 each).

8. Cancellations & Refunds No refunds for no-shows, late arrivals, or early departures. Mosaic/Owner are not liable for interruptions beyond their control (weather, power, natural disasters, illness, etc.). We recommend travel insurance for protection against unexpected events. The cancellation policy is the one enforced when you booked.

9. Check-In & Check-Out Early check-in or late check-out may be available upon request; fees may apply. Failure to vacate on time authorizes Mosaic to charge up to one night’s rent and remove Occupants and belongings.

10. Property Access & Maintenance Notify Mosaic immediately of maintenance or safety issues. The Property is provided “as is”; no warranties are made regarding amenities or services. Mosaic reserves the right to enter the Property at reasonable times for maintenance, inspection, emergencies, or to enforce this Agreement.

11. Hot Tubs & Pools If offered, these amenities are used at your own risk. Follow all posted rules. Surfaces may be slippery. Maintenance staff may access the Property as needed. Mechanical issues will be addressed promptly; if unusable, you’ll receive $50 per 24 hours lost (maximum credit limited to mechanical failure only).

12. Internet Access Wi-Fi is provided as a courtesy. Service may be intermittent; no refunds or technical support are offered. Use only for legal purposes.

13. Personal Property You’re responsible for your own belongings. Mosaic and the Owner are not liable for loss or damage to personal items.

14. Safety & Conduct Use handrails, secure doors when leaving, and do not move furniture. No candles, incense, firearms, explosives, or hazardous materials. Quiet hours 10pm–8am are strictly enforced.

15. Subletting You may not assign this Agreement or sublet the Property without prior written consent.

16. Law & Jurisdiction This Agreement is governed by the laws of the state where the Property is located.

17. Assumption of Risk You understand the Property may include natural features, water, lakes, pools, hot tubs, saunas, kayaks, paddle boards, boats, wildlife, stairs, docks, decks, or other potential hazards. You accept all risks associated with your stay and use of these items and are responsible for supervising minors at all times.

18. Limitation of Liability To the fullest extent permitted by law, Mosaic, Owner, and their agents shall not be liable for any indirect, incidental, or consequential damages, or for injury, illness, death, or property loss related to your stay.

19. Indemnification You agree to hold harmless and indemnify Mosaic, the Owner, and their affiliates against all claims or losses arising from your actions or those of your guests during or relating to your stay.

20. Breach of Agreement & Guest Responsibility Any violation of this Agreement constitutes a material breach and may result in immediate termination of the reservation without refund. The Renter is responsible for communicating all terms of this Agreement to all occupants and visitors.
