GUEST AGREEMENT & HOUSE RULES

Southern Comfort Cove – Lakefront Stay We’re so glad you’ve chosen to stay with us! Our goal is for you to have a safe, relaxing, and memorable visit. By booking and staying at the property, you agree to the following:

1. Your Stay This is a short-term vacation rental—not a long-term lease—so standard landlord-tenant laws do not apply.

2. Occupancy & Visitors Maximum of 12 guests Only registered guests are allowed unless approved in advance No parties, events, or large gatherings without prior written approval. Failure to follow these rules may result in cancellation of your stay without refund.

3. Quiet Hours To respect neighbors and the peaceful setting: 10:00 PM – 9:00 AM

4. Smoking Policy No smoking or vaping anywhere inside or outside the property Additional cleaning or remediation fees will apply for violations.

5. Pets Up to 2 dogs allowed (max 60 lbs each) with applicable pet fee Cats and other animals are not permitted Dog rules: Must be well-trained and on flea/tick prevention Cannot be left unattended indoors unless crated Cannot be left unattended outside Please keep dogs off beds and use provided couch covers Additional cleaning or damage fees may apply.

6. Property Care To help us keep the home in great condition: Do not drive or park vehicles or trailers on the front yard (septic system is located below and can be damaged) Do not move or remove furniture or décor No fireworks, firecrackers, or explosive devices

7. Lake, Dock & Hot Tub Safety One of the best parts of the property is the lake—but it also comes with real risks. By staying here, you acknowledge and accept responsibility for activities including: -Swimming, boating, fishing, and dock use -Hot tub use -Walking on wet or uneven outdoor surfaces These activities involve risks such as slips, falls, drowning, changing water conditions, wildlife, and weather hazards. By choosing to use these amenities, you accept these risks and are responsible for your safety and your group’s safety. To the fullest extent allowed by law, the owner is not responsible for accidents, injuries, or losses related to use of the property or its amenities.

8. Supervision & Responsibility Children must be supervised at all times, especially near the water and hot tub You are responsible for all members of your group and any visitors

9. Hot Tub Guidelines Maximum 7 guests No glass in or around the hot tub Do not use while intoxicated Keep cover closed and locked when not in use Exit during storms or lightning

10. Damages & Additional Costs Guests are responsible for: Any damage to the property Excessive cleaning Missing items Municipal fines or violations

11. Agreement & Accountability By booking, you agree to: Follow all house rules Accept responsibility for your group and use of the property Cover costs resulting from damages or rule violations You also agree to hold the owner harmless from claims arising from your stay, including those involving your guests or visitors.

12. Right to End Stay We reserve the right to end a reservation early (without refund) if house rules are violated or if there are safety concerns.

13. Legal This agreement is governed by South Carolina law.
