Quiet Time after 10pm. NO parties (We have a security patrol on call if needed at all times, so don't even try) and you will be charged $750 for the violation and inconvenience fee for the neighbors, violating the neighborhood HOA rules, and potential fines and loss of business I will receive.

We have a MINUT noise monitoring unit outside at the home that does not record audio or video, but does measure the decibels and how loud it is at the home. If you exceed this loudness threshold for a prolonged period of time and do not respond to our initial requests to please keep it down, our security will be dispatched. If you tamper with our noise monitoring system our security will be dispatched. Normal conversation, low level music, and normal laughter will not trip the monitor. We want you to have a good time, we just don't want to disturb the neighbors and the community late at night. I hope you understand.

This $750 charge will be on top of any damage fees for repairs and maintenance caused by the party. You will also have your reservation immediately canceled with no refund for the remaining days, and you will need to leave the property immediately.

You will also be charged $150 PER GUEST over the home’s allowed number of guests on the listing (This is also on top of the $750 fee and other fees mentioned above). Please do not throw a house party and we will have no issues.

There’s a $1000 smoking fee if ashes are found in the bathrooms, closet, or the smoking smell is inside the house . You will also be charged any nightly rates for future dates if we have to shut down the home to properly air out the smell. If this causes us to shut down the home, and we have another booking starting the same day, you will be charged the full amount of the next guests booking because they will not be able to stay in a home that smells of cigarette or marijuana smoke.

No Pets.

TRASHED HOUSE FEE If you leave the house completely trashed (food in pots and pans on stove, dishes in sink, plates and food scattered all over the kitchen, trash all over the house, major stains on anything in the home) You will be billed an extra cleaning fee which will depend on what I am billed from my cleaners for the extra time needed to make the house suitable for the next guests. Please be clean and respectful and you will have no issues.

Any Stays Longer than 28 days will require you signing a rental agreement that waives your "Tenant Rights" to avoid squatters. You can also just re-book for another 28 days after the 1st 28 days is up. We will work with you.

LATE CHECK OUT FEES For every 30 minutes passed the checkout time of 11am, you will be charged an additional $50 up to 2 hours. If you are 2 hours or more passed the checkout time you will be charged the full nightly rate with no discounts applied and you will not be able to stay for the upcoming night(s). This policy is in effect, because a late checkout holds my cleaners from being able to do their jobs and getting the property ready for the next guests. A super late check out prevents the next guests from checking in on time and I could potentially lose their business.
