HOUSE RULES, CLUSTER I - VILLA 4-B

IDEFINITIONS: GUEST(S): All adults and children identified at the time of signing this agreement, limited to a maximum of 6 guests. By formally booking this accommodation, the guest(s) agree to comply with all policies, terms, and conditions described below:

POLICIES, TERMS AND CONDITIONS: An AirCover claim will be filed, or the guest will be required to reimburse the cost of any damage, if:

Household Equipment and Property: Any guest listed on the reservation causes damage to the property, including but not limited to furniture, structural components, missing items, unexpected cleaning, or any other costs incurred by the owner due to the guest’s stay. This applies without exception. We recommend all members of the party are informed and that children are supervised at all times.

Access to the Premises: Guests have access to all areas within Río Mar Cluster I, Villa 4-B, except for storage closets that are locked by the property manager. The villa accommodates a maximum of 6 guests. No additional guests or overnight visitors are allowed. Failure to comply will result in immediate contract termination without refund, and all guests will be required to vacate the premises. All guests and visitors must comply with Rio Mar Community policies and procedures.

Cleaning Service: Cleaning and maintenance are required every seven days. An additional cleaning fee applies to reservations longer than seven nights. Please note that while service animals are welcome, a $200.00 pet fee will apply to cover deep cleaning and additional maintenance to ensure the property remains in excellent condition for future guests.

Rental Rules: Guests agree to comply with the established rental rules.

Visitors: Overnight stays by visitors are not permitted. Guests are responsible for the conduct of their visitors.

Weather-Related Refunds: No refunds will be issued for cancellations or interruptions due to inclement weather.

Vehicle:

Guests may park one vehicle in the designated 4-B parking space.

This space is shared with a golf cart; please avoid encroaching on adjacent spaces owned by neighbors.

Visitor parking is available on the upper road of the CLUSTER. Use any unmarked (unnumbered) space.

Golf Cart Guidelines: Minimum age: 18 years, with a valid driver’s license.

Occupants: limited to the number of available seats (4).

Driving on private property is strictly prohibited (trespassing).

Maximum speed: 15 MPH.

Obey all STOP signs.

Golf carts must be driven with courtesy and pedestrian awareness.

Accidents or reckless driving must be reported to authorities.

Driving on the golf course is not permitted.

The driver is fully responsible for any damage caused.

GOLF CART LIABILITY WAIVER: By operating the golf cart, you accept responsibility for any negligence. Drivers must be at least 18 years old and are liable for any medical or legal claims. Use of the golf cart is at your own risk. Only authorized drivers may operate the vehicle.

Smoking: Smoking is prohibited inside the villa. It is only permitted on the terrace, backyard, or front yard.

Cluster I Key Card and Remote Controls: Guests will receive one access card for the main Resort gate and two remote controls for Cluster entry. These items must be returned at check-out.

Main Door Electronic Lock: Guests will be provided with a unique code to operate the villa’s front door lock.

PROHIBITED ACTIVITIES: The following are strictly prohibited: Parties, illegal drug use (including but not limited to cocaine, marijuana), smoking on the premises (including vaping and electronic cigarettes), lewd or inappropriate behavior, fighting, gambling, underage alcohol consumption, and loud music.

Pets: Pets are not allowed unless they are identified service animals.

Electricity: Electricity in Puerto Rico is expensive. Please turn off lights and air conditioning units when leaving the villa.

Air Conditioning: Please use the air conditioning responsibly. Caribbean temperatures remain high year-round, and we understand the desire to stay cool. However, if the interior is set too low (e.g., 65°F) and the doors are opened immediately after turning off the unit, condensation can cause excess humidity and wet floors. We recommend maintaining an average temperature between 68°F and 70°F and avoiding opening doors right after turning off the AC to help preserve a comfortable indoor environment.

Lost or Stolen Items: The owner, agent, or property manager is not responsible for lost, stolen, or forgotten items. A $50 handling fee plus shipping costs will apply for returned items. Items left for over 30 days will be discarded.

Visitors: Visitors are the responsibility of the guest. Guests are accountable for any damage caused by their visitors. Visitors may not stay overnight under any circumstances.
