1. Check in: After 4pm / Checkout: Anytime before 10am. Late checkout is not permitted; a penalty of $50 per hour per unit will be charged for late departures.

2. Quite hours after 10pm. No audible noise to any neighbors or from the street after 10pm.

3. Must be 25 years of age or older with past positive reviews to book the home.

4. Maximum of 8 adults permitted per reservation.

5. No smoking in or around the property. $250 fine for any smoking.

6. No parties, events or extra guests/visitors that are not on the reservation permitted at the property.

7. Please place all garbage into the designated bins.

8. We highly recommend purchasing the Travel Insurance to protect you if you need to cancel after the cancellation period.

GOLF CART RULES: • Renter is responsible for the cost to repair any damage that occurs to the cart during their stay.
• Drivers must be 16+ with a valid driver’s license • Drive slow and responsibly at all times • Road use only — no beach driving, off-road use, or entry into the State Preserve (this is prohibited by law) • If You Get Stuck do not use the motor to free the cart • Recharge daily and in between uses.
• Avoid standing water - if the motor becomes submerged (rain or tidal water), the renter is responsible for all resulting motor damage • Never drive through saltwater • Drive slowly over potholes and uneven surfaces — carts aren’t designed for rough terrain

Passenger Limits • 4-seater carts: max 4 passengers • 6-seater carts: max 6 passengers

RELEASE OF LIABILITY

Bicycles, Kayak, Paddleboard, Rafts, and Golf Cart Release of Liability: By renting this vacation home, I understand and accept that using the bicycles, and/or kayaks and/or paddleboards and/or rafts and/or golf cart(s) onsite expose me to many hazards and entail unavoidable risk of death, personal injury (including but not limited to severe spinal or head injury) and loss of or damage to property. I also understand I should be in good physical health to participate in bicycling and/or kayaking. I choose to participate in bicycles, and/or kayaks and/or paddleboards and/or rafts and/or golf cart(s) in spite of these risks and hereby assume all risk of injury or loss of life to myself and loss of or damage to property. I understand the inherent risk involved in using this equipment; accept full responsibility for any and all such damage or injury which may result.

Swimming Pool Release of Liability: By renting this vacation home pool, I recognize and fully understand that at no time is there a lifeguard on duty. I (the renter) am responsible for the safe operation of the pool and are responsible for all persons using the pool during my stay. I understand that there are risks involved in the use of the pool facilities such as injury or death.

General Release of Liability: The renter and all other parties on the premises during the stay hereby assume all risk of any and all injury or harm and agree to release, indemnify, defend, and forever discharge the releasee from all liability, claims, demands, damages, costs, expenses, and causes of action due to death, injury, loss, or damage to the undersigned.

You affirm that you HAVE READ THIS GUEST RELEASE AND WAIVER AND FULLY UNDERSTAND THE ASSUMPTION OF RISK, RELEASE, WAIVER, AND CONSENT CONTAINED IN IT. YOU FURTHER UNDERSTAND THAT YOU HAVE GIVEN UP RIGHTS BY AGREEING TO THESE TERMS, AND HAVE DONE SO FREELY AND VOLUNTARILY AND WITHOUT INDUCEMENT.
