General Instructions:

• All guests must comply with all House Rules and any other instructions from the property manager during their stay.
• Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as is reasonable.
• If guests are suspected of carrying and/or using illegal drugs, the authorities will be notified, and guests will be asked to vacate the property immediately.
• Close windows and lock the doors when leaving the premises.

Check-in:

• 4pm. Early check-in may be available if cleaning staff have had time to turn the Cabin. Contact property manager to see if early check-in is available.

Parking:

• Garage parking for 1 smaller vehicle in left garage.
• Driveway parking for up to 3 vehicles. (No street parking).

Visitors & Noise:

• No unregistered guests or visitors are allowed.
• The maximum property capacity is 10 people.
• Parties, events, and gatherings are strictly prohibited (unless arranged prior with host).
• Quiet time is from 11pm to 8am.

Child Safety:

• Parents must not leave children unsupervised and are fully responsible for their safety at all times.
• Using glassware outside or in children’s play areas is forbidden for safety reasons.

Pets:

• Pets are NOT permitted in the house.

Hot tub:

• PLEASE be safe when using the hot tub.
• Glassware should not be used in or around the hot tub. (Plasticware is permitted).
• After each hot tub use, please add a small scoop (provided) of “Shock” to the water.

Smoking:

• Smoking is not permitted.

Barbecue grill:

• Please use wire brush to clean grill after use.
• Clean up any spills in the area.
• Turn off the gas supply line when done using the grill. An extra cleaning fee will be assessed for a dirty grill.

Firepit:

• There are 2 valves to open for firepit operation. Please close both of these valves after use.

Damages & Breakages:

• Please report any damages, breakages, or malfunctioning equipment immediately so we can repair or replace quickly.
• Please do not move furniture from one room to another to avoid any damage or breakage.

Cleaning & Maintenance:

• No eating or drinking in bedrooms.
• Turn off or unplug electronics when you leave the house.
• A garbage bin is located just up the street.

Security device interference:

• Guests should not tamper with or remove an approved and appropriately disclosed security or monitoring device on the property.

Check-out instructions:

• Check-out time is 10am. Check with property manager if late check-out is desired/available.
• All furniture is in its’ original location?
• Throw away any open &/or half-eaten food items from the fridge and pantry.
• Load and run the dishwasher.
• Leave used towels in the laundry basket or on bathroom floor.
• Take out trash (bin just up the street)
• Check drawers to make sure no valuables are left behind.
• Ensure hot tub cover is buckled down
• Shut and lock all doors and windows.
• Turn off all lights.

• In the event of an emergency relating to the Cabin, your emergency contact is the property manager

Compliance:

• Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
• The Owner and Manager reserve the right to terminate permission to occupy and to evict, any guests (or visitors) who refuse to follow these House Rules or who cause a nuisance to neighbors.

Fee Schedule:

Security deposit = $500

• Pet infractions - $200
• Smoking in house - $200
• Party/event/guests/noise infraction - $300
• Hot tub broken glass or mess - $250
• Security/monitoring device interference - $200
• Dirty grill - $50
• Garbage left in kitchen cans - $25
• Damage/breakage - repair/replacement cost
• Late check-out fee $50/hr

Minimum Age Requirement: The primary booking agent must be at least 25 years old. This doesn't apply to other guests.

Guest Presence: The person who made the reservation must be present during the entire stay. Please bring a valid government-issued photo ID for verification at check-in.

Safety and Security: We may use security devices like Ring Doorbells or sound level monitoring to enhance safety. Rest assured, there are no video devices inside the home.

Responsibility for Damages: You are responsible for any missing or damaged items beyond normal wear and tear. Charges may apply for smoking or unauthorized pets.

Cancellation Policy: We have a strict 30-day cancellation policy. If you cancel within 30 days of your arrival, any payments made will not be refunded.
