Kihei Holiday HOA requires us to provide you with the complex house rules. There isn't anything out of the ordinary. Just be respectful. No fireworks. No smoking on the lanai or in the condo.

We will provide that as an attachment after booking as well:

GENERAL

1. Quiet hours will be in effect from 10:00 p.m. to 8:00 a.m. Radios, TV’s, musical instruments, or loud voices should be kept to a level that is not disturbing to other residents.
2. Every apartment owner and resident shall, at all times, maintain their apartment in a strict, clean, and sanitary condition.
3. No cooking over charcoal or open flames is permitted on lanais or landings.
4. Drapes, curtains, screens and other window coverings viewable from the outside shall be kept in good condition. To provide a uniform appearance to the building exterior, window coverings shall be of white color or light beige tone.
5. No garments, rugs, towels or other similar objects shall be hung or otherwise displayed from windows or lanais, nor shall they be dusted or shaken from the lanai landings or entries.
6. Beach / Pool towels may be dried only after use on the lanai, then must be taken inside the residence. They are not to be left out for extended periods of time or overnight.
7. No personal property or unsightly items shall be stored on the stairs or landings, lanais or in public view including but not limited to, surfboards, bicycles, baby carriages, card board boxes, motor vehicles, coolers, recreational equipment, garbage, etc.
8. Playing on stairways and landings is not permitted. Games or similar activities which tend to damage or disturb the common area are not allowed. No types of balls or other objects will be struck or thrown against any buildings or walls.
9. Toys, tools and similar items will not be left on the common area at any time.
10. Use of skateboards and roller skates / blades are prohibited on the premises.
11. Pets are not allowed on the common area, except on a leash. Walking pets anywhere on the property is prohibited unless they are leashed and being taken off the property to use the bathroom (or in transit). No area of the property is to be used as a bathroom.
12. All overnight guests must be registered with the Resident Manager.
13. Damages to the buildings, landscaping, and all common elements shall be paid for by the person(s) causing such damage. Owners and Resident hosts are responsible for their guest’s conduct and any damages resulting from guest actions.
14. Absolutely no fireworks of any kind are allowed on the premises.
15. It is the responsibility of residents to notify the resident manager or any board member regarding property issues or concerns.

PARKING

1. Each unit is allowed one authorized car only, except with permission of the Board of Directors.
2. Vehicle traffic shall be limited to 5 MPH in the parking area.
3. The asphalt parking area is reserved for vehicle ingress, egress, and parking.
4. Vehicles must only be parked in designated parking areas. Only head-in parking is permitted with the exception of the street-side of the asphalt lot adjacent to refuse area.
5. Residents who have six or more guests on the premises will notify the Resident Manager to obtain special vehicle parking instructions.
6. Any vehicle deemed to be parked illegally according to the House Rules or the Resident Manager may be towed away at owner’s expense after three notices of illegal parking.
7. Exceptionally large and cumbersome vehicles, and/or objects that extend beyond the parking space lengths and/or breadth, campers, boats or boat trailers, and vehicles deemed to be a hazard, are prohibited from being regularly parked or stored on the premises.
8. The designated vehicle washing area will be the only area used for washing vehicles.
9. Only minor and emergency repairs to vehicles are allowed on the premises. (Oil changing is not allowed.)
10. Absolutely, no inoperable or non-licensed vehicles will be parked or stored on the premises.

POOL AND BBQ AREA

1. Pool area hours are 8:00 a.m. to 10:00 p.m.
2. Use of the pool and spa is at the user’s risk as no lifeguard service is provided.
3. Smoking is not allowed in the pool area.
4. No children under 12 years of age are permitted in the pool area unless accompanied by a responsible adult.
5. Showers must be taken before entering the pool.
6. Proper swimming attire is required (i.e. bathing suits only; no cut-offs).
7. Infants in diapers are required to wear proper swimming attire (i.e. plastic pants); No disposable diapers are allowed in the pool.
8. No running or other dangerous activities are permitted.
9. No “Marco Polo or Horseplay” type games are allowed to be played in the pool area.
10. Glass containers, plates and similar items are not allowed in the pool area.
11. Use of televisions and radios (except with headsets) in the pool area is not allowed.
12. Climbing the pool walls and gates is prohibited.
13. The BBQ grills will be shared.
14. To use the area for parties or events, reservations made through the Resident Manager are required for groups of over 10 people.
15. Towels and other similar items that are left in the pool area will be accumulated for return to owners, if possible. Articles should be marked to enable owners to claim abandoned items.
