Sleeping Arrangements The home features 3 bedrooms and 2 bathrooms with memory foam beds throughout for a restful night's sleep. The layout includes a King master en-suite, a second bedroom with a King bed and a dedicated workspace (desk and chair), and a third bedroom with a Queen bed. For larger groups, the living room provides a Queen memory foam sleeper sofa and two premium Queen blow-up mattresses, accommodating up to 16 guests.

Location & Neighborhood Located in the quaint, rustic town of Blanco, the property is just a few minutes' stroll from the vibrant town square, where you can enjoy artisan cheeses, dining, shopping, and one of the few remaining old-style 9-pin bowling alleys. You are only two blocks from Blanco River State Park and its natural pool. The home serves as an excellent base for exploring the Texas Wine Trail between Fredericksburg and Johnson City, as well as hiking at Pedernales Falls or visiting Enchanted Rock.

Practical Info & Rules Check-in is at 4:00 PM and check-out is at 11:00 AM. A signed e-rental agreement is required after booking to receive access codes. For neighborhood compliance, exterior noise monitoring devices are used to measure decibel levels only.

Pet Policy: Well-trained indoor dogs are welcome for a per-stay fee. Dogs must be crated when unsupervised and are not permitted on couches or bedding. Cats and other animals are not allowed.
