Please review the BIRCH TERRACE Terms & Conditions (house rules and disclosures) below before booking. The booking guest must review and sign them at least 4 days prior to check-in via a link sent through the platform you booked on. Once signed, the door code and check-in instructions will arrive at 10am the morning your stay begins. Failure to read these in advance of booking & sharing them with your group, will not result in a refund. Failure to follow these rules may result in cancellation of your reservation during your stay. These rules exist for the everyone’s safety and protection and sadly... many of these are a result of past experiences.
GUESTS AND GATHERINGS:
Guests: Only the number of guests listed on your reservation may be on the property - regardless if they are sleeping there or not. The booking guest must be one of the guests staying, unless prior written approval is given before booking.
Gatherings: As noted in the listing, this home is strictly for accommodations only—not gatherings. This includes casual gatherings like having people over to get ready for a wedding, a casual dinner with friends, etc. Unauthorized guests on property are $50 per person and may result in cancellation without refund without prior approval. Our permit with the county is EXTREMELY STRICT.
KITCHEN / LAUNDRY / BATHROOMS
No deep frying or heavy oil cooking on the stove. Hot cooking oil fires are extremely dangerous. In case of a grease fire, use the fire blanket (on the wall) or the fire extinguisher (under the sink)—never use water.
Grease: Do not pour grease down any drains. Pour it into a disposable metal container (such as an empty soda can), place it in the freezer to solidify, then dispose of it in the trash.
Washer & dryer: You’re welcome to use them; detergent and dryer sheets are provided. Please do not wash bulky items (large blankets, shoes, etc.). Do not leave the dryer running while you are away, as this is a leading cause of house fires.
Toilets: Toilet paper only. Feminine products or other items may clog pipes, and guests are responsible for plumbing costs if this rule is violated.
GENERAL RULES & IMPORTANT NOTES
Quiet hours: 10:00 PM–8:00 AM. Please make sure to bring any activity inside, and turn off the outdoor string lights by 10pm. We do have a local noise ordinance that neighbors are very aware of! BTW... we provide ear plugs free of charge if you are sensitive to sound at night, including road noise and HVAC units running, etc!
Decks: Posted occupancy rules must be followed
Dogs: Up to 2 dogs are welcome but must be kept off furniture and cleaned up after. The yard is not fenced, so walks are required! Any damage caused by pets is the responsibility of the booking guest. Please do not bathe dogs in the tub or shower. Unauthorized pets of any kind—including dogs not included in your reservation, cats, or other animals—will incur a $200 fee per pet.
Pet Fee: The pet fee is $20 per dog per night (which can be negotiated for stays longer than 7 nights so please contact us). Note that the pet fee MAY NOT BE COLLECTED through the booking channel as it depends on which channel you booked on. If it is not, you will see a separate charge from Habitude Stays on your CC or collected separately through the booking channel.
Children: Minors are the responsibility of the booking guest. Furniture and TVs are not anchored, and climbing may result in injury.
Damage: The booking guest is responsible for any damage to the home or its contents. Please treat the space with care.
Smoking: No smoking anywhere on the property, including the decks!
Temperature Control: Houses in Eugene commonly do not have central ventilation. You will see heaters built into the wall in most rooms, and also HVAC units in the summer. There are also a few space heaters and box fans in the house as well. Because we have no way of monitoring these remotely, we trust our guests to make sure these are off when rooms are not occupied. Our energy bill can run close to $1000/month at times so please please help us keep it down!
Lights, Doors, & Windows: Please turn off all lights and close windows when leaving. Remember that there are several exterior doors in the house and it is the guest's responsibility to make sure they are locked securely.
Fire Pit, BBQ Grill, & Electric Fireplace: Use responsibly and never leave unattended. After the BBQ has cooled, be sure to clean out the grease collector under the grill, make sure the propane is off, and replace the grill cover. Please remember that cleaning the grill is the guests responsibility. This amenity involves extra time to clean and our cleaner often doesn't have time to do during short turns (and is not paid for these). Also make sure the propane is off at the firepit. Note that we usually have a spare (full) propane tank sitting by the front door that you can use if a propane tank is empty. If there isn't one available, you're more than welcome to take to a gas station to exchange and we will reimburse you of course!
Security camera: One exterior security camera is located above the door at the carport for safety. No cameras are inside or facing interior spaces.
Winter conditions: Sidewalks, walkways, and decks may be icy in winter. Please use caution.
Trash & recycling: Bins are located in the carport.
Regular service providers: You may see some of our regular service providers on property (Pest control, lawn maintenance, etc.). These providers do not notify us when they will be doing services as it depends on their route and weather. They must have access to the exterior of the property. They will NEVER go inside unless we notify the guest first.
Baby gate / Pack 'n Play: Guest is responsible for using these correctly and according to manufacturer instructions. Use at your own risk.
Stairs: Guest acknowledges that the property includes interior and exterior staircases and assumes all risk associated with their use.
Railings are installed throughout the property for fall prevention only. Guests are responsible for ensuring that no one sits, stands on, or attempts to climb or lean over railings. Falls may result in serious injury. Extra supervision is required for minors.
Guest acknowledges and understands that both the front and backyard are not fenced.
Deliveries: Package delivery (Amazon, etc.) is not guaranteed. Items may be lost, stolen, or misdelivered. We recommend bringing essentials or purchasing locally.
Parking: Note that the carport ceiling is low and will not tolerate any vehicle over 8 ft tall. Be sure not to block the other house's access to their driveway. There is some parking available on the street, just be sure to note any posted signs regarding restrictions.
Issues during your stay: If anything comes up—such as a missed cleaning detail or a maintenance issue—please notify us immediately so we can address it during your stay. A 5-star experience truly means the world to us.
Emergency access: In the event of an emergency or urgent repair that could affect safety or prevent property damage, guests must allow access to the property. We will make every reasonable effort to provide advance notice when possible.
Left Items: We are not responsible for personal items left behind. If items are found and returned, a $50 handling fee plus shipping will be charged. Please double-check the space before checking out.
Guest understands that this home and its furnishings are not brand new and may show normal signs of wear and tear. This is completely typical of a well-loved, professionally maintained home. We work hard to keep all amenities, appliances, and furnishings in good working order. Occasionally, due to back-to-back reservations or replacement item availability, certain non-urgent items may not be addressed immediately. We appreciate your understanding!
Guest acknowledges that they have reviewed the cancellation policy and understand it will be strictly followed. Travel insurance is strongly recommended to cover unexpected events such as illness, weather, or travel disruptions.
Outdoor areas such as patios and decks are cleaned after each stay. Because these spaces are exposed to the elements, guests may notice dust, leaves, or debris that can occur naturally between cleanings.
I HEREBY RELEASE, DISCHARGE, COVENANT NOT TO SUE, AND AGREE TO INDEMNIFY AND SAVE AND HOLD HARMLESS the Owner(s) from all liability, claims, demands, losses, or damages on my account caused or alleged to be caused in whole or in part by any person for any reason or otherwise, including negligence of any kind, and further agree that if, despite this release, I, or anyone on my behalf, makes a claim against any of the Owner(s), I WILL INDEMNIFY, SAVE, AND HOLD HARMLESS THE OWNER(S) FROM ANY LITIGATION EXPENSES, INCLUDING ATTORNEYS’ FEES, LOSS, LIABILITY, DAMAGE, OR COSTS ANY MAY INCUR AS THE RESULT OF ANY SUCH CLAIM. I further acknowledge and agree that by signing this Agreement I confirm I have read the property listing in full, including all rules, restrictions, and requirements of the stay, and that this Agreement shall serve as evidence of such acknowledgment in any dispute, including but not limited to the initiation of a credit card chargeback or similar action.d
