This property is no party or function property under any circumstances. Please always be mindful of the neighbours as they are not on vacation and there are noise compliance laws in place throughout NSW imposed by local government and enforced by the NSW police department.

ABSOLUTELY NO SMOKING.

To avoid additional cleaning fees please ensure on your departure that garbage/recycling has been disposed of, dishes have been placed in the dishwasher, bath towels are left in the laundry/bathroom and the apartment has been left in a reasonably clean state as when you checked in.

ONLY guests in the reservation are permitted in the apartment. If you’re having guests visit please request beforehand.

We supply one set of keys and one swipey. Should you lose the keys a charge of $500 is applicable in order for us to replace locks and the swipey. If you happen to lock yourself out of the apartment and we require a locksmith to attend an additional charge of $297 is applicable. Unfortunately we only have one other set of keys and swipey that our cleaners use so we are unable to supply a second set of keys.

Check in is from 3pm, the cleaners will contact you directly via this platform if the property is clean before 3pm. If you do not hear from the cleaners you are welcome anytime after 3pm at your convenience using the self check in process provided. Please do not enter the home early.

Unfortunately we cannot store luggage before or after your stay. This also applies to LATE DEPARTURES or EARLY ARRIVALS This is due to either current guests departing on the day of your arrival or guests arriving the day of your departure. With our very high occupancy rate we have strict contract agreements in place with our cleaning company and they simply need unwarranted and guaranteed access between 10am and 3pm. We apologise in advance but can recommend bagbnb as a great alternative if required.

Compliance:

It is Australian law that when a fire inspection is due we must allow contractor access. This happens twice a year and unfortunately not always with a great amount of notice. All guests must accept this may occur.

Damages ect:

If you notice damages on your checkin that were from the previous guest please take multiple photos and contact Airbnb immediately.

You accept any damages caused during your stay.

If you accidentally break anything during your stay please just let us know.

Unforeseen events:

The host accepts no responsibility, liability, damage or injury in any way which you or any member of your party may suffer in connection with the booking accommodation.

FAILURE TO OBEY HOUSE RULES WILL RESULT IN IMMEDIATE BOOKING CANCELATION/EVICTION AND NO REFUND OFFERED
