LIABILITY WAIVER: Our property provides you with a unique opportunity to enjoy the hot tub, backyard, and fire pit. We want you to take advantage of these amenities and have a memorable visit. However, by agreeing to our Airbnb House Rules, you acknowledge that there are inherent risks involved with participating in these activities and that hot tubs, stairs, bunk beds, indoor/outdoor stairs, and campfires may present dangers for adults and children. Children must be carefully supervised at all times when near the water. The gate to the hot tub area must remain closed at all times. If you swim or use the fire pit (especially children) we strongly recommend the use of life jackets which can be provided by request for you and your guests. Because the hot tub is only a few feet deep, no diving off of anywhere is allowed. By agreeing to the House Rules, you acknowledge the potential risks discussed above, agree to accept full responsibility for any bodily injury that may occur to you and others in your party, and waive any claim whatsoever against the owners for accidents or claims arising from these activities.

- Must be 25 years old to make a reservation. We do not rent to young groups.
- No smoking ($2000 cleaning fee)
- No parties ($2000 cleaning fee)
- No unauthorized pets ($200 per pet per day)
- Quiet hours are from 9:00 p.m. to 8:00 a.m.
- Locals must contact host before booking.
- Hot tub and pool are use at your own risk. No use after 9pm to 8am.
- No hot tub use for children under the age of 6 years old.
- Any house rules broken is grounds for immediate removal from the property without refund.

- Pet fee of $150
- No pets over 50 lbs
- 2 pets maximum
- Verify with host prior to booking
- Must stay off of furniture and be watched at all times unless you have a crate.
- Poop must be picked up.

There are three heating modes but please only use Standard Mode ("St"):
• Standard Mode: appears on screen as "St". Please keep on this mode at all times.
• Economy Mode: appears on screen as "Ec". Do not use this mode.
• Sleep Mode: appears on screen as "SL". Do not use this mode.
NOTE: With each pressing of (Up/Down) then (Star) the display will cycle through the three different modes described above. By pressing (Up/Down) then (Star), you will not see the heating mode the spa is currently set to, but rather it will advance to the next mode. It is the last mode seen in the display that will be the new heating mode setting.

By using the hot tub, guests agree to adhere to these rules and assume all risks associated with their use.
General Rules
- Use at Your Own Risk: There is no lifeguard or attendant on duty. Guests use the hot tub at their own risk. The host is not responsible for accidents, injuries, or health issues.
- Children Must Be Supervised: An adult (18+) must supervise children at all times while they are in or near the hot tub.
- No Glass Containers: Glass containers are strictly prohibited in the hot tub area to prevent breakage and injury. Please use plastic or non-breakable alternatives and never bring drinks inside the hot tub.
- No Alcohol or Drugs: Use of the hot tub while under the influence of alcohol or drugs is prohibited.
- No Unregistered Guests: Only registered guests are permitted to use the hot tub. No parties or gatherings are allowed.
- Proper Attire Required: Swimwear must be worn at all times. No street clothes or diapers are allowed in the hot tub.
- No Smoking: Smoking is not permitted in or around the hot tub area.
- Respect Quiet Hours: Please observe quiet hours from 9pm to 8am to ensure a peaceful environment for all guests and neighbors.
- Health Considerations: Pregnant women, guests with heart conditions, or those with other health concerns should consult a doctor before using the hot tub.
- Time Limit: Limit your time in the hot tub to 15 minutes to avoid overheating and dehydration.
- Temperature: Do not adjust the temperature settings. The maximum allowable temperature is 104°F (40°C).
- No Children Under 12: Children under 12 are not allowed in the hot tub. Older children must be supervised by an adult.
- No Submersion: Do not fully submerge your head in the hot tub. Avoid water play that may result in water ingestion.
- Cover After Use: Always replace the hot tub cover when not in use to maintain temperature and cleanliness.
Important Notice: The host is not liable for any injuries, damages, or losses incurred during the use of the hot tub. Guests are fully responsible for their actions and the actions of their children and visitors. By entering the hot tub area, guests agree to follow these rules and release the host from any and all liability.
