• One booking date modification is allowed within 14 days before arrival date. If within 14 days of arrival date, we reserve the right to deny the request. Additional booking date modification will incur a non-refundable fee of $250 to be paid immediately if approved. Otherwise, it will be denied. -Check-in at 4pm, check-out at 11am. -Agrees to all listed amenities at the time of booking. Any amenities not available or listed cannot be brought against host. -Backyard space is not for guest use and not part of home amenities. -Rented main house next door. The two living units are separated by a fence. Please read the listing description for more details.
  -Owner has pet allergies–no pets allowed. Fine of $250 per pet if found and deep cleaning fee of $230. -No smoking within 50 feet of the home. Fine of $600 and any additional cleaning fees. -No illegal substance on premises is allowed. $800 fine and any additional cleaning fees. -No weapons or firearms allowed on premise. $800 fine. -No illegal activity allowed such as drug use, sex work, etc. $800 fine and deep cleaning fee of $230. -Respect quiet hours. -No parties or events. Possible fine plus deep cleaning fee of $230. -All guests must be registered. No unregistered guests allowed. Possible $150 fine per person. -No urinating on the premises or any other areas outside of the bathroom. Fine of $600 fine and any additional cleaning fees. -Tampering of locks or cameras will incur a fee of $600 per lock or camera including any additional damages. -Please take care and do not move furniture. Any damages will incur a penalty. -Lock all doors and close all windows when checking out. Any damages will incur a penalty. -We treat the interior and exterior to keep out pests including ants, insects, mice, roaches and other pest. Our space may not be a fit for those who are phobic of these and other wildlife. No refunds will be granted because someone saw an ant, spider, a fly, a wasp, a mouse, a pack rat, a snake. -Paper products such as toilet paper, paper towels, napkins, and tissues are provided as a starter supply. Guests will need to replenish these items during their stay.

LANDLORDS LIABILITY. The Tenant and any of their guests hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Tenant expressly recognizes that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant and the Tenant should purchase their own insurance for their guests if such coverage is desired.
