Booking Agreement & House Rules By completing your reservation, you agree to these House Rules and all applicable Platform policies. Violations may result in cancellation of your reservation, removal from the property, additional charges, and/or involvement of Platform Support.

Zero-Tolerance Party Policy -Parties, events, celebrations, and unauthorized gatherings are strictly prohibited. -Excessive noise, disturbances to neighbors, or occupancy exceeding the number of registered guests are considered party violations. -Violations may result in immediate removal from the property, cancellation of the reservation, additional cleaning or damage charges, and no refund for unused nights, subject to Platform policies and applicable law.

Reservations, Refunds & Modifications -By booking, guests acknowledge and accept the cancellation policy selected at the time of booking. -Guests are responsible for obtaining travel insurance if they wish to protect against losses due to illness, injury, death, travel disruptions, weather, or other unforeseen circumstances. -Refund requests will be handled in accordance with the cancellation policy selected at booking. -One date modification may be approved if requested at least 14 days before check-in and is subject to availability. -Additional approved date modifications require a non-refundable $250 administrative fee.

Check-In & Check-Out -Check-in: 4:00 PM | Check-out: 11:00 AM. -Early check-in or late check-out requires prior written approval and may incur fees. -Guests may not access the property before check-in or after check-out unless approved by the host. -Door codes activate at check-in and expire at check-out. -Guests must secure all doors and windows when departing. -Forgotten items must be reported within 24 hours of checkout. Guests are responsible for shipping and handling costs.

Occupancy & Parking -The number of occupants must match the reservation. -Unauthorized guests are prohibited and may result in additional fees, cancellation of the reservation, or removal from the property. -Local bookings require host approval. -Vehicles must be parked only in designated parking areas. Parking in unauthorized locations, including the street, lawn, shared access areas, or neighboring properties, is prohibited and may result in towing at the vehicle owner's expense. -A maximum of two (2) vehicles is allowed unless otherwise approved.

Property Rules -Smoking or vaping is prohibited within 50 feet of the home. -No illegal drugs, illegal activity, weapons, or firearms are permitted on the property. -Quiet hours must be respected at all times. -Urinating anywhere other than designated bathroom facilities is prohibited. -Tampering with locks, security devices, or exterior cameras is prohibited. -Furniture may not be moved without host approval. -Pets are not permitted unless required by law or Platform policy. -Guests are responsible for any damage, excessive cleaning, missing items, or costs resulting from rule violations.

Property Acknowledgements -Guests acknowledge that only amenities listed in the property listing are included with the reservation. -Guests may not use the backyard or fireplace unless expressly authorized by the host. -Guests acknowledge that a separate guest house is located next door and may be occupied during their stay. -Starter supplies of paper products, toiletries, trash bags, and detergent are provided. Additional supplies are the guest's responsibility. -Guests acknowledge that the property is regularly treated for pests; however, occasional sightings of insects, rodents, or wildlife may occur and do not qualify for refunds or compensation. -Guests use all stairs, walkways, and property features at their own risk and are responsible for supervising children and other members of their party.

Liability -Guests are responsible for safeguarding their personal belongings. -The host is not responsible for lost, stolen, or damaged personal property, vehicles, or other belongings. -Guests are responsible for their own actions and those of their visitors. -Guests are responsible for any damage, loss, or excessive cleaning resulting from their stay.
