*** A digital rental agreement must be signed prior to arrival, and a legal ID along with a verification selfie must be provided as well. This cannot be done in person. Once booked, you're agreeing to complete this and we do not issue refunds for any issues related to the agreement.

CHECK-IN & CHECKOUT: Our check-in time is 4PM EST - your door code will be provided at check-in. We rarely allow early check-ins, and if we do there is a non-negotiable fee of $20 per hour rounded up (e.g. 2:30PM would be $40). You must request an early check-in the day of arrival, and once again we DO NOT guarantee early check-ins. Checkout is 11AM and we never allow late checkouts. Any guests still at the property past 11AM will be charged a late checkout penalty of $35 for every 30 minutes, round up (e.g. 11:40AM is $70).

PETS: We allow one pet per reservation. Sorry, but we do not allow pets more than 60lbs without prior permission. There is a pet fee of $125 for stays of up to 7 days. Any stays longer than 7 days, the pet fee is $250. Service dogs are free but we still charge for ESA. Owners are required to pick up after their pets. Pets must be leashed when outside or in a fenced-in backyard especially when the property is shared with other guests. A violation of either rule can result it immediate removal without a refund an additional penalty of up to $400. Unauthorized pets will result in immediate removal without a refund an a penalty of $400. Stones Throw UNIT 4 strictly DO NOT ALLOW PETS.

SMOKING: No smoking is allowed inside the units or on the premises. If you'd like to smoke you must go across the road or onto the beach. Any evidence of smoking (including smell) will result in a $400 penalty. Evidence during your stay will also result in immediate removal without a refund.

PARTIES: ✔ We DO NOT allow parties, events, or social gatherings of any size at any time of the day. Our external security cameras monitor occupancy and activity around the property. Any violation of this rule may result in immediate cancellation of the remainder of your stay without refund, an additional penalty fee of up to $500 determined at our sole discretion, and involvement of local authorities if necessary.

MINIMUM AGE: The guest making the reservation must be the same guest checking-in. You must be at least 21 years of age by the time of check-in, and you will be required to attach your ID to the rental agreement. Children are still welcome.

PARKING: Your reservation comes with 1 free parking spot. Please notify us in advance if you need additional parking. Additional parking is available CONDITIONALLY and NOT GUARANTEED. There are paid lots nearby if you need more spots.

SUPPLIES: The supplies in the unit upon arrival are the supplies given to you by and included in your reservation. We cannot guarantee the availability of additional supplies, and you may have to purchase stuff like coffee and soaps if you run low. Towels and linens can be washed in the washer/dryer.

• Guests are welcome to use the grill during their stay. We kindly ask that you clean it after use. Please note that a $35 cleaning fee will be applied if the grill is not cleaned.

*Guests need to rinse off their feet when returning from the beach, there’s a hose area at the gate. (please be responsible). Enjoy your stay!

Note: There is an active construction site on the building next to our property. Works may occur during weekdays from 8am to 5pm. Evenings, weekends, and nights are generally quiet.

Noise Policy: Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding.

TV Subscriptions & Apps Guests are required to log in and out of their own accounts when accessing streaming services or smart TV apps. Please refrain from launching or purchasing any new subscriptions on the TV. Any unauthorized subscriptions or charges will be billed back to the guest at the cost of the subscription plus a $25 service fee. | AIRCON INSTRUCTIONS: kindly please leave it on "AUTO" and please do not turn below 71 degrees.

The resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $500 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver.

ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $35 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed.

✔ PAYMENT PROCESSING FEE. ALL TRANSACTIONS, including refunds, will incur a 3.7% processing fee applied by our payment processor; this fee is not refundable. ✔ Please note that the fees may or may not yet be included in the total when you book on third party platforms. We have the right to collect these fees separately if they are not reflected in the initial.
