Property Condition and Cleaning Responsibilities: Guests must leave the property in the same condition as found, with normal wear and tear expected. All dishes must be washed, and garbage placed in outdoor receptacles before check-out. Glitter and confetti are prohibited, with a $300 minimum cleaning fee if used. Occupancy, Quiet Hours, and Prohibited Activities: Occupancy must not exceed the advertised limit. Quiet hours are from 10:00 PM to 8:00 AM, and noise must not disturb neighbors. Parties, events, commercial use, firearms, fireworks, and illegal substances are strictly prohibited.

Pet and Smoking Policies: Pets are allowed with prior approval and a $50 per pet fee (max 3 pets). Guests must pick up after pets, or a $50 charge will apply for cleanup. Smoking is strictly prohibited inside the property; a $500 fine will apply if evidence of smoking is found.

Check-In and Check-Out: Check-in: 4:00 PM. Check-out: 10:00 AM. Late check-outs without prior approval may result in an additional fee of up to $100. Hot Tub Use: Guests must rinse off before using the hot tub. Do not use oils, soaps, or other foreign substances in the hot tub. Children must be supervised at all times. Close the hot tub cover after each use to maintain heat and cleanliness. Failure to follow these rules may result in an additional cleaning fee. Lost and Found: Items left behind will be held for 14 days. A $30 handling fee plus shipping costs applies for returning items. Damage and Security Deposit: Guests are responsible for any damages or missing items during their stay. Costs will be deducted from the security deposit or charged to the credit card on file. Community or HOA Rules: Guests must comply with all community or HOA rules, including those for pools, parking, and shared spaces. Parking is permitted in designated areas only. Pets: Pets must not be left unattended, either inside or outside the property, even if crated. Pets are not allowed on furniture or beds. Guests must clean up all pet waste and dispose of it in outdoor receptacles.
