Agreement and Platform Precedence This agreement supplements your Airbnb reservation. Where any term here conflicts with Airbnb's Terms of Service, Nondiscrimination Policy or Extenuating Circumstances Policy, the Airbnb policy governs. Nothing here waives any right you hold under Airbnb's platform policies. Booking and Payment Payment is collected and processed by Airbnb under Airbnb's payment terms. We do not collect payment directly for Airbnb reservations.

We strongly recommend purchasing travel insurance for your protection.

1. House Rules

• Quiet hours: 10pm – 8am
• No smoking anywhere on the property
• No pets permitted
• Loud or disruptive noise is prohibited
• Children must be supervised at all times
• Access is limited to the property rented; no trespassing on neighboring property
• Violations of house rules may result in charges (see Fee Schedule) and, in some cases, immediate eviction without refund.

2. Occupancy

• The number of occupants may not exceed the reservation without written approval.
• Unauthorized guests may incur additional charges (see Fee Schedule).

3. Check-In & Check-Out Check-In: 4:00pm. A same day booking may have a 6:00 PM check-in. Guests may ask whether 4:00 PM is possible, but we cannot confirm it until cleaning, laundry, final quality check and access readiness have passed. Check-Out: 10:00am If our cleaner is kept waiting, the disclosed fee is USD 50 per 30 minutes or part thereof from cleaner arrival. Early check-in/late check-out may be available for a fee (see listing).
4. Property Use & Safety -Appliances: Use only as instructed. Dishwasher must use dishwasher detergent (not liquid soap). Dryer filter must be cleaned after each use. Trash: All garbage must be bagged. Septic System: Flush toilet paper only. No wipes, diapers, or feminine products. Insects: Homes are professionally treated, but insects are common in the region. Keep food sealed and doors closed. Furniture: Do not move furniture. If moved, return to original placement before check-out. Security: Lock doors and windows when away. Host is not responsible for theft or loss.
5. Prohibited Uses Parties or events are strictly prohibited. Unauthorized parties will result in immediate eviction, loss of all payments, and a $1000 penalty. Smoking inside the property will result in a $500 penalty. Unauthorized pets will result in a $450 fee per pet, plus damages.
6. Damage & Reporting Guest must report damage or irregularities within 24 hours of arrival. Any damage during stay must be reported before check-out. Failure to report damage may result in forfeiture of security deposit or additional charges.
7. Internet & Utilities Complimentary Wi-Fi is provided. Service interruptions may occur; refunds will not be given for outages. HVAC must be set between 67°F–75°F. Keep doors/windows closed when in use.
8. Lost & Found Items left behind will be held for 14 days. Return shipping costs + $20 handling fee will be charged. Unclaimed items may be donated.
9. Liability Guest assumes all risk of injury, death, or loss of personal property during stay. Host shall not be liable for events beyond control (e.g., fire, flood, hurricane, utility outages). Guest is encouraged to carry travel/health insurance.
10. Legal Terms Attorney’s Fees: Guest is responsible for Host’s attorney’s fees and costs incurred due to Guest’s violation of this Agreement. Arbitration: Any disputes shall be resolved by binding arbitration under the rules of the American Arbitration Association. Jury Waiver: Both parties waive the right to trial by jury. Transient Use: This property is rented as a short-term transient accommodation. Fee Schedule (Summary) Unauthorized late check-out: one night’s rent Unauthorized guests: $100 per person per night Unauthorized pet: $450 per pet + damages Smoking indoors: $500 penalty + ozone remediation fee + future reservations impacted by smoking event Unauthorized party/event: $1000 penalty + eviction Clogged drain/toilet (guest negligence): $100 service fee Lost & found return: $20 handling + shipping Guest verification is completed through Airbnb's identity verification process.
