Perfectly sited on a hillside, the property offers sweeping views of a 66-acre vineyard actively cultivated for wine production, providing a serene backdrop for your stay.

This expansive home is designed for group gatherings and relaxation, featuring 5 bedrooms, 5 beds, and 4 bathrooms, comfortably accommodating up to 10 guests. The layout is thoughtfully distributed across three levels:

• Main Floor: Bedroom #1 with a queen bed, ensuite full bath, and a private porch
• Second Floor: Bedroom #2 with a queen bed and ensuite full bath, Bedroom #3 with a queen bed, and Bedroom #4 featuring a bunk bed
• Third Floor: Bedroom #5 with a queen bed and ensuite full bath

Step outside to experience the beauty of the vineyard. You can enjoy a glass of wine by the large swimming pool while taking in the sunsets or gather around the outdoor fireplace. For those with a passion for cooking, there is a masonry-built outdoor pizza oven located next to the outdoor fireplace.

Located on a working vineyard, the property offers a genuine farm experience. While the house and immediate outdoor areas are private, guests may see farm personnel working the surrounding land or hear equipment during normal business hours. Please note there is an active tasting room on-site.

Practical Information & Rules:

• Check-in: 3:00 PM | Check-out: 11:00 AM
• Guest Policy: Maximum 10 guests. A fee of $25 per guest per night applies for groups over 8.
• Booking Requirement: Primary guest must be 30 years or older and sign a digital lodging agreement within 24 hours of booking.
• Quiet Hours: 10 PM to 6 AM (strictly enforced by local police).
• Restrictions: No pets, no smoking inside, no fireworks, no firearms, and no illegal drugs.
• Property Notes: The home uses a septic system; please avoid flushing prohibited items. WiFi is available but slow (8-12 Mbps), and cell service is limited. The pool is open from May through September and is not heated.
