The thoughtfully designed interior features a spacious dining room with panoramic lake views seating eight guests, complemented by a cozy kitchen dining nook for four. A convenient half bath near the entrance and newly renovated hall bathroom ensure comfort for all guests.

Conesus Lake provides excellent fishing opportunities for perch, bass, pike, and walleye enthusiasts, with convenient boat launch access nearby. The large, flat yard is perfect for outdoor dining, sunbathing, and recreational activities.

Important Guest Information: Guests have access to the entire 0.44-acre property excluding the garage and locked areas. Entry codes are provided 24 hours before arrival via keypad system. Please note that early check-ins and late check-outs are not available. During checkout, guests should load dishes into the dishwasher, adjust thermostats appropriately (AC off in summer, heat to 60°F in winter), and secure all locks. Exterior security cameras are positioned by the front door. To maintain a peaceful environment for all guests and neighbors, parties and events are not permitted on the property.

General rules • Check-in is at 4:00 pm or later. Check-out is by 10:00 am unless otherwise approved. • Pet policy varies by property. If pets are allowed, a $100 pet fee applies. Unauthorized pets may result in additional charges or cancellation of your stay. • Guests bringing service animals must notify us in advance and describe the specific service provided. Animals must be crated when left alone and are not permitted on furniture. Cleaning fees will apply if hair or damage is found. • Dock usage, if applicable, must be pre-approved. Guests are required to submit photos of the dock’s current condition along with this message via Airbnb or VRBO: “As requested, here are pictures of the dock in its current condition before we use it to dock our boat.” • Only registered guests are permitted on the property unless approved in advance. • No smoking or vaping of any kind is allowed inside or outside. • No local bookings (within 60 miles) are accepted without prior approval. • Quiet hours are from 11:00 pm to 8:00 am. • Please report any damages or issues promptly so we can address them during your stay. • Guests are required to start a load of dishes before checkout. • For arrivals after 9:00 pm, please notify us in advance so we can have someone available in case any issues arise.

Security deposit required A security deposit of $500 is required. The deposit will be processed by the host directly on the guest’s credit card. Failure to follow the house rules below may result in a partial or full loss of the deposit.

Occupancy and party policy Maximum occupancy is strictly enforced as listed. A $500 fee will be charged for exceeding the posted occupancy. Outdoor cameras may be used to verify compliance. Parties and events are strictly prohibited unless pre-approved in writing. Unauthorized gatherings will result in immediate removal from the property with no refund, including no refund from Airbnb or other booking platforms.
