RULES OF CONDUCT
Check-in is at 3 PM
Check-out is at 11 AM.
GUEST SCREENING: We use a third-party Guest Screening from SafelyStay to confirm your identity and check criminal databases in order to confirm your reservation. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
OCCUPANCY is limited to EIGHT (8) people, including children over two years of age.
NO OVERNIGHT STAYS are permitted for any guests not included in the original reservation. Violations of this limit may result in eviction and forfeiture of prepaid rent.
NO SMOKING is allowed inside the house. Smoking indoors voids your tenancy and security deposit.
NO PARTIES are permitted. Visitors must conduct themselves in such a way that there is no unreasonable disturbances to area neighbors.
QUIET HOURS are between 10:00 p.m. and 8:00 a.m. Please be mindful of your voices carrying or car doors shutting loudly. Please turn OFF EXTERIOR LIGHTS after use.
NO PETS are allowed.
NO FIRES are allowed outdoors.
FIREWORKS are NOT allowed anywhere in San Juan County.
WATER CONSERVATION: Please remember we have limited resources on the island. Do no leave water running when not necessary: while brushing teeth, washing dishes, long showers etc,. Please don’t wash cars or use water unnecessarily. We appreciate your efforts to help maintain our limited supply.
DO NOT FLUSH anything other than toilet paper. The property is on a septic system.
TRASH and CLEAN RECYCLABLES should be placed in the marked cans behind the garage building before departing (or as needed during your stay).
DO NOT TRESPASS on neighboring properties.
PARK only in the area in front of the garage. There is plenty of parking for TWO to THREE vehicles.
OBSERVE ALL POSTED SPEED LIMITS at all times; 10 miles per hour (mph) on our private paved and non-paved roads.
PLEASE TURN OFF BBQ tanks at the valve after using. Use tool to clean off the surface while hot.
SECURITY WAIVER:
Keep the property and all furnishings in good order. All furniture is in same position/location.
Only use appliances for their intended uses.
Do not remove any towels or linens from the house.
No damage is done to the home or its contents.
All trash and recycling are placed in the containers outside in the marked bins.
Soiled dishes are cleaned and put away
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
No unapproved early check-in or late checkout.
The guest is not evicted by the owner (or representative of the owner), or local law enforcement.
No evidence is found of pet(s) on the premises.
The cleaning of Obstruction Pass Beach House doesn’t take more than TEN (10) hours to complete.
CANCELLATION POLICY: We offer a Firm Cancellation Policy with a Full Refund 30 days prior to your check-in date. A 50% refund is given if canceled within 30-7 days prior to your check-in. Last minute cancellations due to any emergency, death, medical or weather-related issues do not qualify for a refund.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. We do not offer refunds based on personal medical or weather conditions.
HURRICANE OR STORM POLICY – No refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
STORM POLICY/ROAD CONDITIONS – Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months. We do not refund due to road conditions.
STORM POLICY/POWER OUTAGE POLICY – No refunds will be given in the event of a power outage. Winter storms can cause power outages, normally lasting no longer than 24hrs. Obstruction Pass Beach House has a wood fireplace in the living room and Emergency Solar Lanterns for guest use.
Obstruction Pass Beach House is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Orcas Vacation Homes are not responsible for the loss of personal belongings or valuables of the guest.
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
