☆THE STUDIO BRICKHOUSE RULES☆ ☆NO HOUSE PARTIES OR EVENTS: House parties or events are strictly prohibited. Violation of this policy will result in the immediate cancellation of the guest's reservation and removal from the property without a refund. ☆ NO SMOKING ON THE PROPERTY: No smoking, vaping, or illegal substances on the property. Evidence of smoking in the home will result in an additional $500 cleaning fee to remove the smell. ☆ NO CATS ALLOWED: Cats or pets brought into the home without approval will be $500/day in additional fees, and could cause immediate eviction. ☆MAINTENANCE AND REPAIRS — Any damages or maintenance issues shall be reported immediately to the Property Manager/Host. Host/PM can be reached via platform messenger or phone. ☆Damages exceeding the security deposit amount must be paid by guests and will be reported to the renting platform. Please note a deposit will be authorized the day prior and released once the unit has been turned over in proper condition. ☆ The booker/account holder must be 24 years or older and must be present for the entire duration of the stay. ☆ We want you to have fun and enjoy your time at our property but ask that you respect the quiet hours that are from 10pm-7am. Excessive noise will result in a $100 fine. ☆No unregistered guests allowed. All guests must be approved and accounted for in the booking/lease agreement. ☆There are exterior security cameras at all entry points to the home (Front door, back door, laundry room, and driveway). Moving, covering, unplugging, or damaging the cameras are cause for immediate eviction. WE RESPECT YOUR PRIVACY, We do not monitor these cameras and they are only reviewed if there is a complaint, notification of excessive noise, damage found after checkout, or to see if you have checked in/out. Tampering with the owner’s security camera is strictly prohibited and will result in a $100 fine. ☆Excessive pet noise (EG: dogs barking). We will give one warning about excessive pet noise. If we get an additional complaint, it's a $100 fee. The 3rd complaint will lead to immediate eviction. ☆All pet waste on the property or taken for a walk must be collected in bags and put into the trash. ☆Do not leave your pets unattended in the home or backyard unless they are crated. ☆ Please take care of the furnishings. No pets on the furniture including the beds. You will have to pay for damages and the extra cleaning that results. ☆Please don’t rearrange the furniture (The one exception to this is to accommodate the air mattress). ☆Please don't eat or drink in any room with carpeting, or on any cloth furniture (water is of course OK, please use common sense in terms of what could/would stain). ☆No firearms on the premises unless kept in a locked case or with a trigger guard in place. They must remain secure whenever on the premises. ☆ No children under the age of 18 shall be left unattended on the premises, in the backyard, at the fire pit, or near the BBQ unsupervised (this is an EXTREMELY safe and friendly neighborhood, but please use common sense). ☆Maximum utility usage up to 2X normal average usage. Any overages will be covered by the guests who booked the property. ☆No changing of locks. ☆Please do not dig into or damage the yard or damage any landscaping. ☆Use of any recreational gear, games, etc is at your own risk. ☆ Check-out is at 10:00am. Failure to check out by the designated check-out time will result in a $200 late check-out fee as this impacts our cleaner's schedule and day and their time is very valuable. ☆Excessive amounts of garbage on the property or dirty dishes left in the sink will result in an additional cleaning fee. ☆ OUTDOOR GAS GRILL USE: The grill is to be used by adults only. The grill is only permitted on the ground level. Please DO NOT remove from location. Do not put charcoal in the gas grill. Additional propane is available. Please contact the Property Manager, if needed. Please clean the BBQ grill and turn off the tank when you are done using it. If the grill is left dirty a $25 cleaning fee may apply. ☆Breaking any house rules, or federal, state, or local laws, will mean immediate eviction and forfeiture of any fees per the rental agreements and/or the booking platform terms of service. ☆Personal items left on property☆ Before leaving the property, please look THOROUGHLY for your personal belongings. We are UNABLE TO SHIP ITEMS that have been left behind. We simply do not have the resources to do this. There will be NO EXCEPTIONS to this policy, so please take extra time and care to make sure you have all of your belongings with you. Leave used beds unmade. Please clean up any dirty dishes and put them away. Replace any furniture that was rearranged.
