Agreement: Villa Signor and Tenant agree as follows: Tenant is an adult and will be an occupant of the unit during the entire reserved period. Other applicants will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. Access codes will not be issued to anyone who is not an adult. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of any advance payment and or deposit and the tenants reservation will be canceled. You agree to a guest screening prior to your stay to determine you are who you say you are. Rate Changes: Until confirmed, rates are subject to change. Security Deposit: Held by the platform in which you booked. Ex, Airbnb or Villa Signor Check In: Check in time is anytime after 4:00 PM. Early check-in times are allowed only when the property is cleaned, ready, and approved by you Host. A unique code for the door lock will be given for the time of your stay. Check Out: Check out time is 11:00 AM. Later check out time maybe permissible. Prior approval is required. Please remember to follow departure checklist before you leave! No Daily Maid Service: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate unless a cleaning service is purchased for during your stay through our Guidebook Marketplace. Cleaning: The property will be inspected sanitized and cleaned after your departure. You are required to leave the property in the same general condition that you received it by making sure dishes are done and put away and the home is generally picked up and ready to be vacuumed, dusted, sanitized, etc. Pets and Smoking: Pets are not permitted in the Villa or on the property. This is a smoke-free property please respect that. You will be fined $250 if evidence of either of these. Telephone, Cable and Internet Access: There is no telephone in the unit. Free wireless internet access is available inside the villa, the main lounge of the Inn, as well as in clubhouses. Basic cable also provided. What We Supply: The property is equipped and set up as a fully furnished property that will include bedsheets, linens, blankets, pillows, towels, iron and ironing board, as well as a fully equipped kitchen. What You Should Bring: Plan on packing your personal toiletry items if needed. We provide only a limited supply of toilet paper, paper towel, and other dispensable items to get you through the first night, it is recommended to buy or bring some with you if staying with us awhile. Sleeping Capacity/Disturbances: Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee for any of the following: 1) Occupancy exceeding the sleeping capacity stated on the reservation confirmation. 2) Using the premises for any illegal activity including, but not limited, to the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. 3) Causing damage to the premises rented or to any of the neighboring properties. 4) Any other acts which interfere with neighbors’ right to quiet enjoyment of their property. Hold Harmless: Owner does not assume any liability for loss, damage, or injury to persons or their personal property. Neither do we except liability for any inconvenience arising from any temporary defects or stoppage in supply of water, electricity, or plumbing. Nor will Owner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. With full knowledge of the above facts and warnings, the guest when booked accepts and assumes all risk involved in or related to the use of the hot tub, pools, and patio areas. Hot Tub, Pools and Patios: The hot tub, pools, and surrounding patio/deck can be slippery when wet; injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. Additional terms and conditions: The Guest who books for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principles, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
