Our house is situated in a community with neighbors. Please be mindful of excessive noise. Quiet hours are from 10pm-8am. Please have music and outside TV off by 10pm.

The String Lights (per HOA, must be off by 10:30). They are on an automatic system.

The Golf Simulator is an Adult Only Room (or only if children are closely supervised). There is incredibly expensive equipment in there which was already broken by a young teenage guest. In addition to that, we have darts that are dangerous to children. All broken equipment and house items to by paid for by the guest.

Please refrain from flushing any items that could potentially clog the toilet. We strive to maintain a comfortable and clean environment for all our guests.

Greenwood Acre rules all guests need to adhere to. ALL RENTERS ARE RESPONSIBLE FOR INCURRED FINES BY THE HOA. A detailed list will be provided in the guestbook.

A late check out that was not pre-determined is subject to additional fees of $300 for the first hour, then a full day beyond that. The reason is the cleaners need a full 5 hours to turn around the home for the next guest.

The owners are not responsible for any accidents, injuries or illness that occurs while on premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

The Top Bunks of the Bunk Beds are only suitable for Children.

• DISPOSE OF TRASH IN TRASH CONTAINERS ON THE PROPERTY.
• DO NOT FEED OR APPROACH ANY DEER, BEARS OR OTHER ANIMALS - NO PETS ALLOWED ON THE BEACH
• ALCOHOL BEVERAGES AND GLASS CONTAINERS ARE PROHIBITED AT THE BEACH, LAKE AND PLAYGROUNDS
• LIFE JACKETS REQUIRED FOR EACH PERSON IN A CANOE, KAYAK, ROWBOAT OR PADDLEBOAT
• A VALID PA FISHING LICENSE IS REQUIRED TO FISH IN LAKE SINCA
