⚠️ For summer 2026, please note that the community outdoor pool schedule is open daily from 11 AM to 7 PM, except on Wednesdays (weather permitting).

The indoor pool is open from 11 AM to 7 PM on Mondays, Wednesdays, and Sundays, and from 11 AM to 9 PM on Thursdays, Fridays, and Saturdays. Please note it is closed on Tuesdays.

✔ This property can host a maximum of 12 guests, including children and infants, per the local governing regulations.

✔ For the safety and privacy of everyone, guests are strictly prohibited from entering neighboring properties—including their yards, docks, and driveways—at any time. Please do not use or access any watercraft or equipment that does not belong to our property. Unauthorized use of neighboring property may be considered trespassing and could result in fines or immediate termination of your stay.

✔ Setting off any fireworks is strictly prohibited and illegal

✔ No smoking of any kind indoors. Evidence of any type of smoking will result in a $500 fine plus any extra cleaning costs.

✔ Please be aware that the local community may issue a burn ban at any time. During a ban, all open flames—including campfires, fire pits, and any form of outdoor burning—are strictly prohibited. Violations may result in fines from local authorities and immediate cancellation of your booking without a refund. We appreciate your understanding and cooperation in keeping the area safe.

✔ Please let us know how many dogs you will be bringing so we can request the appropriate fees.

✔ Late check-out and early check-in may be available for a small fee, depending on availability.

✔ Undisclosed or unapproved pets will incur a charge of $250 to $500, per night.

✔ You are welcome to use the lake at your own risk. Do not allow children near the lake without adult supervision. Please note that while you have access to the lake, there is no dock.

✔ Please do not move any furniture during your stay. Moving furniture can cause scratches on the new floors and may lead to damage if placed on or too close to baseboard heaters.

✔ Driveway parking for up to 7 vehicles.

✔ Speed limit in the community is 25mph

✔ Firewood is provided.

✔ Emerald Lakes community amenities access available for a fee: 5 scenic lakes, 2 beaches, indoor & outdoor pool, game/arcade room, sauna, grill & bar, playgrounds, basketball, tennis, pickleball, & beach volleyball courts, fishing (catch & release), boating (electric motors only).

✔ Optional community amenities passes are available for purchase at the community office for an additional charge. Children 2 years old and under are free. Fees are as follows: ● 1-day pass - $20 per person ● 3-day pass - $30 per person ● 7-day pass - $50 per person Please note, the fees listed above are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Emerald Lakes.

✔ Note that use of kayaks or other water crafts in the property is free, but will still require guests to purchase amenity passes from the community.

✔ Guests are REQUIRED to register online with Emerald Lakes. $200 FEE for late registrations or last-minute bookings made less than 48 hours prior to check-in.

✔ Due to the property's rural location, occasional sightings of ants, spiders, flying insects, or mice may occur, even with our ongoing, year-round pest control efforts. While we do our best to minimize these encounters, we cannot guarantee a completely pest-free environment. We appreciate your understanding and assure you that we take all necessary measures to maintain a comfortable stay.

✔ We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: ShopRite, Weis Market, ALDI.

✔ The property is within Emerald Lakes Association (ELA). Guests over the age of 16 will need a valid ELA amenity pass, a current PA fishing license as well as an ELA fishing permit to fish any of ELA’s lakes. All ELA lakes are catch-and-release. ELA fishing permits can be purchased at the Administration Office or the Community Center. Please have your fishing permit, as well as your amenities pass on you while enjoying our lakes.

✔IMPORTANT ANIMAL LIABILITY INDEMNIFICATION The Property Management Company (“Manager”) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.

The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorney’s fees) arising from:

-Any injury or damage caused by an animal kept or brought onto the property; -Any failure to comply with local animal control or leash laws; or -Any violation of the property’s pet policy or house rules.

Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guest’s occupancy without refund. Guests are encouraged to carry personal liability coverage through their homeowner’s, renter’s, or travel insurance policies for potential animal-related incidents.

This clause shall survive the termination of any rental agreement or guest occupancy.

✔We are a pet friendly property and gladly welcome dogs. Please note that only dogs are permitted and a pet fee applies per stay.

✔Being in a natural setting, occasional insects or small wildlife may be present. Please keep doors and windows closed to help prevent this. We also kindly ask that all food is properly sealed and covered.
