🚫Unlike other community lakes and beaches, Little Deer Pond isn’t maintained or tested for bacteria, so we don’t recommend swimming. It’s best enjoyed for kayaking, pedal boating, fishing, or relaxing on floats instead.

⛔️This is a smoke-free property. Smoking is strictly prohibited both inside and outside the home. Any violation of this policy will incur a $500 fee to cover extra cleaning and related expenses. Additionally, guests will be held responsible for any damages caused by smoking beyond this fee.
⛔️Setting off any fireworks is strictly prohibited and illegal
🤫 Please respect the the quiet hours of 9pm-8am. Noise must stay below 60 dBA. Violations incur a $500 fine and may lead to eviction.
🅿️ Vehicles must be parked in the driveway max of 5, anywhere else can result in a fine
⚡Speed limit in the community is 25mph
🗑️All trash must be bagged and placed in the bear box next to the propane tank on the left side of the house !!!
🕒 Late check-out and early check-in may be available for a small fee, depending on availability.
⛔️No pets allowed! Undisclosed or unapproved pets will incur a charge of $250 to $500, per night.
☕️ Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.

🚫 Any and all illegal activity is strictly prohibited. Any sign of illegal activity during the course of your stay will result in immediate cancellation of your reservation, forfeiture of all fees paid, and immediate vacancy of the house. We will contact the proper authorities if necessary.
🏞️ The property is within Emerald Lakes Association (ELA). Guests over the age of 16 will need a valid ELA amenity pass, a current PA fishing license as well as an ELA fishing permit to fish any of ELA’s lakes. All ELA lakes are catch-and-release. ELA fishing permits can be purchased at the Administration Office or the Community Center. Please have your fishing permit, as well as your amenities pass on you while enjoying our lakes.
💡 This property is located within a community that requires the registration of guests and vehicles for entry and access to amenities. While we will never ask for your ID, please note that upon arrival at the community gates or welcome center, staff/security may request to see IDs for validation purposes.
📝 Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.
🔥Please be aware that during a burn ban, no open flames are permitted, including propane fire pits and tables. We appreciate your help in keeping the community safe by following this restriction.
✔IMPORTANT ANIMAL LIABILITY INDEMNIFICATION
The Property Management Company (“Manager”) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.
The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorney’s fees) arising from:
-Any injury or damage caused by an animal kept or brought onto the property;
-Any failure to comply with local animal control or leash laws; or
-Any violation of the property’s pet policy or house rules.
Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guest’s occupancy without refund.
Guests are encouraged to carry personal liability coverage through their homeowner’s, renter’s, or travel insurance policies for potential animal-related incidents.
This clause shall survive the termination of any rental agreement or guest occupancy.
✔Being in a natural setting, occasional insects or small wildlife may be present. Please keep doors and windows closed to help prevent this. We also kindly ask that all food is properly sealed and covered.
