By booking our listing, you agree to abide by all rules and accept the following terms:

Prior to booking acceptance, the local home owners assocaitation will require all guests to register all people staying in the home. Everyone staying including/infants must be listed on rental registration form which will be provided upon booking request.

Masthope Mountain restricts renters from using amenities on Independence Day, as well as the day before and the day after, in accordance with Masthope’s administrative rules.

We do not permit any Airbnb Services or Experiences of any kind at this property. This includes third-party bookings made through the Airbnb Experiences platform. Any guest who attempts to host or bring an Airbnb-related Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issued.

EARLY CHECK IN Guests may request early check-in prior to arrival. Early check-in is subject to availability and is offered at the following rates: First hour free, each addtional hour $75.

LATE CHECK OUT Guests may request late check out prior to arrival. Late Check out is subject to availability and is offered at the following rates: First hour free, each addtional hour $75.

FIREWOOD Firewood may be stacked on-site as a convenience for our guests. It is offered on an honor system and is available for $25 per stay, if in stock. Availability is not guaranteed.

PETS Up to 3 well trained pets are allowed for a fee of $100 per pet, per stay.

OCCUPANCY & PARKING (HOA REQUIREMENT)

This property is located within the Masthope Mountain Community and is subject to HOA regulations. • Maximum occupancy: 14 people total, including children and infants. • Maximum parking: 6 vehicles on the property. • Only registered guests listed on the rental registration form may access or use the property. • Day visitors, parties, events, and additional guests are not permitted without prior written approval. • Guests are responsible for any HOA citations, penalties, fines, towing fees, administrative costs, or other charges resulting from violations committed by the guest or anyone associated with the reservation. • Violations of occupancy, parking, noise, or community rules may result in immediate cancellation of the reservation without refund.

NOISE Please respect our neighbors, community, and keep noise to a minimum. If we receive a noise complaint during the booking period, it will result in immediate cancellation of the booking, evacuation of the property, and no refund will be given.

HOUSEKEEPING Please leave shoes at the door, do not move furniture, and leave things better than you found them.

PARTIES/EVENTS No parties, events, or unregistered guests without permission.

MINORS No unaccompanied minors, or groups with no adults over 25.

SMOKING No smoking, vaping, e-cigarettes, marijuana, cannabis, open flames (candles), incense, or illegal substances allowed on the premises/property.

HOT TUB No glass or breakables are allowed near the tub. Shower before use. Keep the cover closed when not in use. Limit time in the tub to avoid overheating or dehydration. Do not use the hot tub under the influence of drugs or alcohol. No diving or jumping is permitted. Keep the area clear for safe entry and exit. Children must be supervised at all times. Avoid use if you have open wounds. Please follow all posted guidelines.

GUNS No firearms allowed on the premises.

DAMAGE, FINES & LIABILITY Guests are responsible for any damage to the property, furnishings, appliances, amenities, or surrounding grounds caused by themselves or anyone associated with their reservation. Guests agree to reimburse the full cost of repairing or replacing any damaged item, structure, or property component.

Guests are also responsible for any penalties, HOA fines, citations, towing charges, administrative fees, or other costs incurred as a result of their actions or the actions of any member of their party, invitees, or visitors during the reservation period.

LIABILITY Guests assume liability for injury to any persons they invite to the space. Guests also assume responsibility for any injury that results from the guest’s visitors during their booking period. Additionally, guests agree to indemnify, release, and hold harmless the Property Owner & Host from any cost, liability, claim, damages, demand arising from injury, loss, illness, or death to themselves, and additional guests invited to the property.
