House Rules

Thank you for choosing Indigo Pines Poconos! These rules help us maintain a clean, safe, and enjoyable home for all guests.

🎉 Parties & Events

• No parties, events, birthdays, bachelor parties, or bachelorette parties.**

• Unauthorized events or gatherings are strictly prohibited.

• If evidence of a party or event is discovered:

  • Your reservation may be immediately terminated without refund.
  • A minimum $1,500 penalty will be charged.
  • Additional charges may apply for damages, cleaning, HOA fines, or extra guests.

🚭 Smoking & Vaping

• No smoking, vaping, marijuana, or illicit substances anywhere inside or outside the property.
• A minimum $250 cleaning fee will be charged if evidence of smoking or vaping is found.
• Additional cleaning or remediation costs may also apply if necessary.
• The home is equipped with advanced indoor smoke and vape detection sensors.

🔊 Noise & Monitoring

Please respect our neighbors and community.

• Quiet hours and local Tobyhanna Township noise ordinances must be observed.

• No loud music, excessive noise, or disruptive behavior.

• Neighbors are instructed to contact law enforcement if disturbances occur.

• Any verified noise complaint may result in:

  • Immediate termination of your stay
  • Removal from the property without refund
  • HOA fines passed on to the guest

Privacy Notice

To protect the property while respecting your privacy:

• There are NO cameras inside the home.

• The property has three exterior security cameras monitoring entrances, parking, and exterior areas. These cameras record video and audio and operate 24/7.

• Indoor common areas contain privacy-safe smart noise monitors that measure decibel levels only.

  • They do NOT record conversations, audio, or video.

• The home also contains advanced smoke and vape detection sensors in indoor common areas.

• All monitoring devices are fully disclosed and comply with Airbnb's disclosure requirements.

👥 Maximum Occupancy

• Maximum occupancy is 16 registered guests.
• No unregistered overnight guests.
• Visitors during quiet hours are prohibited.
• Violations will result in a $100 fee per unauthorized person, per night, and may result in cancellation of the reservation.

🚗 Parking

• Parking is permitted only in the driveway.
• No street parking is allowed at any time.
• Vehicles parked on the street may be ticketed or towed by the community.

🐶 Pet Policy

We welcome well-behaved dogs with prior approval.

• $35 per dog, per night

• Maximum 3 dogs

• Dogs must be disclosed before arrival.

• Dogs must be:

  • Housebroken
  • Supervised at all times
  • Crated if left alone
  • Treated for fleas and ticks within 14 days of arrival
  • Current on vaccinations (proof may be requested)

Dogs are NOT permitted:

• On beds
• On sofas or upholstered furniture
• In bedrooms

Guests are responsible for:

• Cleaning up pet waste
• Preventing excessive barking
• Any damage, excessive pet hair, odors, stains, or additional cleaning costs

Damage will be charged at replacement or repair cost.

👶 Children

Children must be supervised by an adult at all times, including:

• Hot tub
• Sauna
• Fire pit
• Decks
• Stairs
• Community lake
• Playground
• All indoor and outdoor areas

🏡 Community Amenities

Guests must follow all HOA and community rules.

When using the lake, playground, or other community amenities:

• Children must always be supervised.
• A valid Pennsylvania fishing license is required for fishing.
• Guests are responsible for following all posted community regulations.

🛋 Furniture & Household Items

Please return all furniture, games, and household items to their original locations before checkout. Additional housekeeping fee of $75 per hour will be incurred if furnishings must be relocated to their original location.

📦 Mail & Deliveries

The property does not have a mailbox.

If receiving deliveries:

• Select Front Door Delivery, or
• Use a nearby pickup locker.

⏰ EARLY CHECK-IN/LATE CHECKOUT FEE:

Guests requesting changes to the established check-in or check-out times must do so in advance. A request for a change to the check-in or check-out time is not guaranteed. This is will be assessed on a case-by-case basis based on factors such as housekeeping availability and other bookings. Additional fees will apply to check-in/check-out. Additional fees will be $100 per hour up to 3 hours, longer check-in requests will be assessed at 50% of the nightly rate on the date of the date requested. Guests who require more than 6 hours of early or late check-in/check-out are recommended to book an additional night.

Fees:

• $100 per hour (up to 3 hours)

• Requests exceeding 3 hours:

  • Charged at 50% of the nightly rate

• Requests exceeding 6 hours:

  • Guests should book an additional night.

🗑 Trash

Please place trash in the bear-resistant trash bins located on the small deck to the left of the front door.

Trash pickup occurs on Wednesday mornings.

Excess Trash

Reasonable household trash is included. Reasonable is defined as the 5 trash bins provided with the lids fully closed.

Additional fees apply for:

• Overflowing bins
• Trash left outside bear containers
• Bins that cannot fully close
• Excessive garbage requiring additional removal. Excess is any trash that will not fit in the provided cans in the bear bins with the lids fully closed.

Fees:

• Minimum $50 plus disposal costs
• Up to $150 additional cleanup fee

📋 General Responsibilities

Guests agree to:

• Treat the home respectfully.
• Leave the property in good condition.
• Report any damage immediately.
• Follow all community and house rules.

Guests are responsible for all damages, excessive cleaning, HOA fines, and costs resulting from violations.

✔ Booking Agreement

By completing your reservation, you acknowledge that you have read and agree to comply with these House Rules.

Failure to comply may result in:

• Immediate cancellation of your reservation
• Removal from the property without refund
• Additional cleaning, repair, replacement, HOA, or administrative fees
• Claims through Airbnb for damages and associated costs
