REQUIRED IDENTIFICATION:

Upon booking, you will need to provide the owner with a copy of your credit card and a valid photo ID for the individual booking the property. The individual with the credit card and the photo ID must have matching names on each, otherwise the booking will be declined. All adults staying at the property must also provide a copy of a valid photo ID. If a credit card and valid IDs of all adults are not provided to the owner, the reservation will be declined.

Additionally, a welcome call with the host to review rules is also required.

CHECK IN/CHECK OUT:

Check-in Time is at 4:00 P.M. No early check-ins without prior consent of owners. Check-out time is 11:00 A.M. Any delay in check-out, without prior consent of owners, shall result in guests being charged additional monies of $100.00 per hour (1 hour minimum charge, 1 hour additional increments).

RESERVATION CHANGES:

Any changes to reservation must be requested at least 72 hours prior to arrival and approved by the owner. There will be a $50 change fee for association paperwork. Only registered guests are allowed to be on premises.

GUEST REGISTRATION:

A maximum of 6 guests (not including guests under 3) are allowed at the home at any time. All guests will be asked to complete a rental application for the security at Big Bass Lake upon booking the property. This application must be filled out a min. of 4 days prior to arrival in order to gain access to the home. Only guests on the application will be allowed on the property for the duration of the stay. No visitors or cars outside those registered to stay at the property will be permitted. You will need this form to check in at the main gate located at 1 Big Bass Drive.

If unregistered guests are observed on property, Owner may cancel reservation by any form of notice (text, email, verbal) and all guests must vacate the property immediately and all funds are forfeited.

The person booking the home must be one of the occupants for the entire length of stay and is responsible for listing the correct number of registered guests, they MUST be present at initial check-in, then may distribute codes to registered guests.

CANCELLATION POLICY:

You may cancel your reservation up to 30 days before arrival for a 50% refund. If you cancel within 30 days of the first date of your booked stay, no refund will be given.

The home, property, and amenities are provided in as-is condition. No refunds will be given for complaints about the home, property, and/or amenities. Additionally, no refunds are given for storms, beach conditions, hurricanes, snow storms, ice storms, inclement weather or power outages unless a mandatory evacuation is implemented by Govt. or Local Authorities. We also do not offer refunds if the community pools or the beaches or other community or local amenities are closed due to inclement weather or maintenance issues.

SECURITY & NOISE:

For the safety of our guests and protection of our property there are exterior only security cameras covering every corner of the property, as well as noise monitoring software.

SECURITY CAMERAS Disclosure: This property utilizes outside security cameras only. The camera is used for safety and to monitor property regarding use of premises/owner’s rules if necessary. Any tampering with cameras will result in immediate cancellation of reservation. Guests do not have any rights to view camera clips. This does not establish liability of the owner for guests personal property.

THE BIG BASS LAKE RESORT HAS QUIET HOURS FOR PROPERTY-10.00 PM to 7:00 AM. Any observance of unregistered guests will be deemed a violation of the terms of this agreement. Penalty is immediate cancellation and check-out of all guests without refund and loss of security deposit.

USE OF PROPERTY:

Guests will comply with all local laws, ordinances and community rules regarding the uses of premises. Any questioning, arrests or citations involving guests, our property and/or law enforcement will constitute immediate cancellation and removal from property without refund.

AGE AND ACCOMMODATION NON-COMPLIANCE:

You must be 25 years of age to book any of our homes. Anyone under the age of 25 must be a family member of an adult that booked the property.

The property is not ADA compliant nor infant/toddler proof. Access to the home is performed over gravel and a multi-step outdoor staircase.

WE ARE A NO PETS / NO GUNS / NON-SMOKING PREMISES / NO FIREWORKS PROPERTY:

No SMOKING OR VAPING ALLOWED on the PROPERTY. $300 extra cleaning charge will be charged to the credit card provided for smoking in the unit and will result in an immediate cancellation of rental for this rule violation with no refund.

NO PETS are allowed on the property or inside the home. A $500 extra cleaning charge and immediate cancellation of rental with no refund if pets of any kind are brought to the property. This home does not allow any animals due to severe allergies suffered by the owners. If you need to travel with a service animal, please consider other properties that can better accommodate this need.

NO GUNS or firearms are allowed at the property at any time. A $300 violation will be charged and immediate cancellation of rental with no refund if guns or firearms of any kind are brought to the property.

The resort has a strict rule of NO FIREWORKS.

No trailers or RVs are allowed.

PARTIES:

No PARTIES/EVENTS of ANY KIND are allowed. Day visitors are to be approved in advance with owner prior to check-in, Hours 10 A.M. to 9 PM. AT No Time can home exceed maximum day occupancy of 6 per unit total per Insurance liability and resorts max occupancy rules.

• No Trailers or RVs Allowed.

PLUMBING USE:

Sensitive Plumbing: Please refer to the guidebook regarding bathroom and washer/dryer use. Guests will not be permitted to throw in the toilet anything else except provided toilet paper. Our septic tank is extremely delicate. We reserve the right to charge the guest for any plumbing cleaning services if we prove that other items were thrown in the toilet.

We also have a water well (we recommend buying drinking water). Since we are on a well and especially in the sunny summer months, we recommend running the dishwasher or washing machine after everyone took a shower as the water may get to a lower level after subsequent showers or uses of washer/ dishwasher.

DECK & FIREPIT USE:

The deck, grill, and firepit may be used by the guests and their visitors. Please clean the grill after each use and the tools provided and re-cover when cooled down. Please recover the firepit if used when cooled. The fire in the firepit outside needs to be put out before going to sleep each night.

Owner tries to keep propane tanks filled, if empty, guest can refill to use. Owner reserves the right to close the patio area if weather conditions dictate for safety.

We have a propane fireplace inside the home that could be used by guests anytime. If this runs out please notify us immediately so we can arrange for it to be refilled as soon as possible. Please do not leave on the propane fireplace during nighttime or when you are not home.

LINENS & BLANKETS: No linens or blankets should be used outside of the property, except beach towels and cleaning rags. Keep all other towels, blankets, and pillows inside for indoor use only.

TRASH & RECYCLING:

We do not carry outside trash containers due to the resort’s rules. All garbage must be transported to the dumpster near the main gate before exiting the unit. Please do not leave trash outside anytime, the animals will make a mess. We charge a fee of $50 for any garbage left outside or inside the unit.

PROPERTY CONDITION UPON CHECKOUT:

Place all the furniture in the original spot and tidy the place before checking out. All towels should be placed in the washing machine or hamper and all dishes loaded in the dishwasher.

SPEEDING & ASSOCIATION RULES:

Renters will be provided with a copy of the Association's Rules and Regulations. Renters will be subject to disciplinary actions if any rules or regulations have been violated.

The community association has a strict SPEED LIMIT OF 25. Please obey the speed limit as they have very strict fines. Any fines that the resort will charge the host during a certain rental period due to the guest non-compliance of rules will be charged back to the primary guest via the credit card provided.

Failure to adhere to any of these rules will be considered sufficient cause for immediate termination of your reservation stay and all monies paid will be forfeited.

Please respect our little friends on property. You may encounter birds, deer, occasional bears or foxes, squirrels, small snakes and insects. Please help by not leaving doors open or leaving any food on the floors or outside. The resort prohibits anyone from feeding wildlife at any time.

LIMITATION ON LIABILITY:

Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the reservation or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property.

This Contract is intended to be a legally binding rental contract agreement. It is not considered a long term lease and tenant(s) rights do not apply. If not fully understood, please seek legal advice.
